If anyone is looking for land to develop a self-storage facility and want to be in the Savannah, GA area I have a property on the market that has 4.88 acres of land in Rincon, GA which is 20 miles from Savannah. It's zoned for commercial or industrial development.

Agree with all the points except #1. I've had storage units since 1985-86, and being on a busy highway will not hurt by any means, but they do not have to be on a main road to be successful. In my area I have competitors that have built units off the road in the very back of a mini industrial park, with less than 150 vehicles a day I am sure, and he says they stay full. Like he said, front row commercial property is going to be very expensive and this IS why many look to side streets, secondary roads etc especially when starting out. I feel it's more about the area residence & businesses in proximity to the storage units so side streets & secondary roads are fine as long as the area has enough houses & businesses within 1-8 miles of the location. 1. Usually people look to rent whatever is closest to their house\business, 2. Price, 3. Deemed a safe area\security. If you are in a location tucked away like the guy above just make sure to keep an ad in the yellow pages print & online, as long as the area has the population in the vicinity it can thrive.

I agree. In central NY there is plenty of facilities not on the main roads and they are booked 90%. I rent from one that’s off the beaten path and over the last 6 years they add building after building after building and rent them all. Population within 5 miles of the area is like backroad farmland.

Hello Mark. I have property that I recently bought. There are two large buildings that many people have told me would make good storage buildings. There about 24'x280'. I know nothing about this stuff and had an idea. I was thinking about approaching someone who knows about this stuff and making the following deal. If they come and build the facility I would let them use the land for say...5 years about any charge. Then after that time it would convert over to me. This is just a thought. What do you think or do you have a better idea? Sam

Hi Mark, It's been a little bit since I watch one of your videos. I like the improvements to the video introduction as well as your more casual appearance., good job! We've met numerous times at the Las Vegas conventions over the past few years. Had a question, Looking to build a multistory climate control. Local 1 to 3 mile market does not (15 to 20 sf per capita) support this additional square feet that will be added. However, the property resides directly on a major thoroughfare that receives 40,000 to 45,000 trips per day at 40 mph. Our proposed building will be "infill development" with little to no land opportunities for additional SS competition along this main road. Site already has beautiful turn pockets feeding directly into the property. I initially shy'd away from moving forward because I lack the knowledge on how to convert Traffic Counts into new customer demand, but after watching this video, I am thinking otherwise. What are your thoughts? Regards, Steve

Some still do this model, but most don't anymore today. REITs would most likely shut it down if you sold to them. I know we would.

Not really. A good operating system like storable or site link integrated with your web site is the most critical in my opinion.
