I know everyone is probably saying this - where do you find decent cashflow? Once you learn to run numbers properly you realize how hard/impossible it is to find cashflow in canada. And I'm not talking about $50/ month.

Most of my properties cash flow about $200-$300 per door. Some as high as $1k per door but depends on the asset.

@@DarrenVoros would love to see the numbers on this, especially the one that's close to 1k/door, of course not the specifics like the actual address etc. But doing a breakdown on the numbers would be fantastic - how did you find it? Cash down? Refinance? How many units? Would be very educational.

Great info Darren. Thank you for sharing with us. It is really hard to find a property with positive cash flow around Vancouver area now. I have been looking for 1 for ages. I think the way property prices have increased, it will take time for rents to increase to reciprocate that

Put down 20% on a 500k rental on a private loan means you're paying out 3000+ a month just to break even. Good luck getting any run down house for 500k, and good luck getting positive cash flow with that

Thanks Darren. Im targeting Timmins for investment and have properties where Im getting a positive cash flow and have spent money for forced appreciation. Market appreciation is not as crazy as GTA but these are long term holds
