Cash Flow vs Capital Gains: The 2 Types of Investment Income
Making money through cash flow versus capital gains
How do you currently make money? By going to your job every day and collecting a biweekly paycheck in exchange for your work? Most people make money this way because it's what they are taught to do by their parents or teachers. Also, it feels like a safe and secure path because it’s the traditional route.
Well, what if I told you that there’s another way? Another path in life that doesn’t require you to trade time for money? A path that allows you to follow your passion, achieve financial freedom, and reach your life goals? Now I’ve piqued your interest, right?
This path is precisely how the rich make their money - and it’s not from an hourly wage or salary. Instead, they make their money from their investments. In fact, the best way to make money is as an investor - but the question I’m often asked is: How do you make that money? If your monthly income as an investor does not come from a job, then where does it come from?
Making Your Money Work for You
If there’s one thing the rich do differently than the poor, it’s that they put their money to work instead of working for their money. What does that mean? Their money isn’t just sitting around in a savings account, accruing little-to-no interest, waiting for a rainy day. Their money is being invested - and delivering a return!
Different investments produce different results. The question is, what results do you want?

Minimization or elimination of the following expenses is required to assist in accelerating the act of becoming financially independent: 1. Taxes. 2. Shelter. 3. Transportation. 4. Subsistence 5. Medical. (This is the most difficult, but the least effective to minimize unless you are in chronic sickness most of the time.)

Awhile ago, I left to a state with no income tax. It's one of the many steps I took to reduce my burden. Finances can be broken down into a simple math equation: Goal / average after-tax dollars a year RETAINED = how many years you're a slave. There are many ways to bring that average up. And of course, inflation works to keep you a slave too, so you're fighting that, as well.

You are 100% correct, I can have a cashflow of $1,500 per month in Mexico and don't have to work I'm hoping I can get a loan from the Bank Good Debt, to invest! With the same cashflow in Canada, I would have to work. I know people that make $100 K per year and are slaves to their jobs, cause they spend more than what they make on a bad debt

The next expense I am going to eliminate or at least greatly minimize is my energy consumption, this expense I would rank between subsistence and medical expenses. There are probably more, but they are more luxuries than necessities are forced upon us.

There seems to be an error in this game. Keep in mind I have only played through five or six times. The easiest way to get out of the rat race is to pick the market card where you buy stock for 10 and then sell it for 30 or 40. There is no risk of that stock crashing. If you get that card, you win the game. Only one person can buy at that price, and they can sell whenever anyone gets a card that raises the price. It is possible to exit the rat race other ways, but it is much more difficult. Should I take that card out? Or is that card in there to teach a certain lesson? It seems to be a winner take all trump card and my family doesn’t want to play because of that.

I noticed you put Capital Gains in red and Cash Flow in green. I'm assuming you mean CG is bad and CF is good. So given your fear of CG taxes what would entice you to sell a CG property? Would you only sell if the area is starting to decline? It sounds like you would never want to sell unless you would get into a situation where you would never get a tenet or something would prevent a tenet from wanting to come.

While I agree with the fundamentals, I question the entire financial system at this point. It is so overweighted in debt, that both the underlying value of those assets and the cash flow could be in big jeopardy when the 'music stops' .... and it will!
