In all reality it does not increase in value the much. First of all if you own the home for 20 years and you updated nothing and the big ticket items like hvac are still originl you will surely have to discount significantly vs the updated home with me hvac. Maintaining the home costs money and if you don't do this it will hurt it's value. So to sell for a good price you needed to have first put alot of money in maintenance and upgrades. Next we have the replacement cost, if it costs more now to replace your home of course it's going to go up in value just not quite as much as the new home (maybe). And finally the real part of a property that truly appreciates in value, the land, and this only appreciates if the local economy is good and the population is growing.

If you were smart and refinanced during covid when rates were extremely low, it is kind of silly to sell now unless you absolutely have to. Rates are going back up quickly. I would like to move to a home with a bigger yard, but am staying put just due to the extremely low rate I got in mid 2020

I didn't like Rachel advertising a clothing shop and not mentioning if she was wearing clothes from that shop. Also, no photos of the clothes. I was interested in the idea at first but if she really liked the clothes she would wear them.

My house would be hard to appraise. It's been in our family for 12 generations. 1876 farm house with 3 in-law suites. Two barns, one original. The other was built in 1970. It sits on a 12 acre lot. The most recent major work done was a new spetic tank, leach field back in 2017. Our taxes were 18,700$ in 2022.

The value of your home. Is a place to live. You're talking about the price of a house. Which has way less to do about the house and way more about a greater fool paying more.

This is WRONG information! In most cases, Appraised Value SHOULD be MARKET VALUE, if the appraiser knows what they are doing (unless under some non-mortgage circumstances, the appraiser uses some other definition of value).
