They probably didn't, lol... no shade to them. It's quite common for people do these types of projects off-books; as long as everything was independently inspected. Only time it'd become an issue if the home was going to be sold later on or in the unfortunate event of an insurance related incident.

I feel like the info you provide is great and super descriptive, but I have pretty little experience in tools and hardware and would love to know what is being used to know if I will need to factor rental or purchase of certain tools into the cost of the overall project. Unless of course I know anyone who could loan it to me. Thanks, you guys are super creative and this was an awesome remodel!

How do we get the funds at first to buy and flip?? Or should we have the money to buy outright and then use money we’ve saved to renovate???
@WhatTheFlipShow3 жыл бұрын
There’s so many different schools of thought. Some people live in there flips and fix as they can afford each project. Some people take out a renovation/rehab loan and never use any of their personal finances. Find a good lender that you can trust and see what options are available for the property you have your eye on!

No waterproof membrane used over the durock? Any reason why?
@WhatTheFlipShow2 жыл бұрын
The code doesn’t require it. Common practice is to place a waterproof vapor barrier behind the cement board, or waterproof the cement board. If you do both you trap vapor inside the wall and it has no way to escape. Most pros argue against using two vapor barriers.
@blakeerdmann2 жыл бұрын
@@WhatTheFlipShow so your durock was waterproof, or did you use something behind it?
@WhatTheFlipShow2 жыл бұрын
Yes we used a 7-mil thick vapor barrier behind the durock. Since the shower has a pre made base there is a lip so any such moisture that makes it’s way through will eventually drain back down into the shower base/drain. This may not be the case when tiling a poured shower base and is why some recommend using a waterproof membrane. Where the house is located code calls for a vapor barrier behind the durock, so waterproofing over the durock in addition to the vapor barrier would make it harder for water to escape in the wall, it is not recommended to have two waterproof barriers. Hope this helps

I noticed that you didn’t start the tile at the very bottom. What did you put in that space between the floor tray and where you started the tile
@WhatTheFlipShow Жыл бұрын
We use a ledger board to hold the tiles up. Tiles have a tendency to slide down the wall to we have a flat starting line and then after they have set we remove the ledger board and tile to the bottom

Hey you just used moisture barrier below the cement board u didn't use a liquid waterproof membrane ?
@WhatTheFlipShow Жыл бұрын
That’s code in our area, you can’t have two waterproof membranes. Since it’s an exterior wall it’s better to have a vapor barrier. If you have a waterproof membrane on the outside of the cement board, and a vapor barrier inside the cement board, you now have to waterproof barriers that trap the existing moisture in between with no where to go, leading to mold and eventual rot of the cement board.

Great material choices! Was there a reason why the toilet had to go so far into the room? Couldn't it have been installed with the tank on the wall facing the vanity so there would've been more room? That way, you could've flipped the shower and vanity locations, which would've been a more cohesive arrangement.
@WhatTheFlipShow9 ай бұрын
The downstairs was made of cinder block and there was already hvac being ran in many of the spaces where plumbing would’ve ideally went. So running the water and drain lines was very challenging. We went with that layout just out of necessity and ease for drain/vent installation.

@Stanza215 Жыл бұрын
What did you use to waterproof the shower?
@WhatTheFlipShow Жыл бұрын
A 9 mil plastic vapor barrier. Since two of the walls were exterior a plastic vapor barrier is required. You can’t use this in combination with another waterproofing method, like a liquid waterproofing for example, because it creates a double vapor barrier and can cause water to be trapped in between the plastic and the waterproofing membrane causing mold, rot, etc.

Looks like I will be doing this myself...again. You guys did a fantastic job!!!

When you subtract the material costs from the quote you will find out that most of the contractors prices are super inflated.
