Can you do cost segregation study if you are doing sub2 / seller finance deals. Since you're still going into escrow and assuming a mortgage?

Hi Karlton, when you buy the property and if you plan to do remodelations, is it better to do the cost segregation first and then the remodelations? If you already did the remodelations and get the cost segregation after is that bad? I am thinking that if you do the cost segregation first you are getting the benefits twice because you can do it again after remodelations, is that correct?

It’s not for everyone. If you are o W2 employee with long term rental this is not going to get you REPS status. This is very good for Karlton’s marketing , but not practical for 99% of the listeners

@@extremeflext passive loss can’t duducted against active W2 income. If you are high earning W2 employee, you may try to get your spouse qualify ( strict guidelines- all these course marketers makes it look easy and simple) for REPS, if both are working on W2 you are almost out of luck unless one can forego W2 and do some thing to qualify for REPS
