I did this same thing this past year. I jumped head first, everybody said not to I said F**K it I put up 180k sold for 560k in the Austin area. And anybody doubting if it can be done and your in Austin, I can show you it can be done. I have another on the market now for 560k same formula And I got my capital up by flipping lots for 4 years which I still do now

Who's your market and how do you get the house to them? When looking to sell for high margin, there's a need to go where the money is. Like you said, go where the city is growing. Most don't have the liquid capital to afford a 750K+ development project, how do you start financially with 50-100k?.

History shows that individuals who display “shiny things” in videos do so to entice you. They are hardly ever who they say they are. Be cautious buying courses, mentorship’s, or investing with said individuals. They often are able to afford the houses, cars, and jewelry because they are using your funds

Yes! You can start with 0 but you better bring some value. If you come up with the lot location and a model of what you’re going to build, do the underwriting and other projections that are is the due diligence process and present that to investors. And if it makes sense then you can start like that. Now you have $50k so you’re better off than most people but nothing is worth more than the value of knowledge and experience.

@@AWES0ME1 well that will depend on how you structure the deal. The topic at hand here was “starting out”. Im looking at this from an operator/lead investor perspective. so even if margins aren’t favorable but still fair then so be it. Key here is to start, gain the immeasurable experience that with compound with the next projects. Then leveraging whatever capital you get from these deals and the experience gained in that time and create a better deal. In my humble opinion, solo investing on these MF ground up builds is the goal.
