I totally agree with the garage debate. Our contractors try and say well it’s not heated living space but it’s just as hard to frame as the rest of the house.they try and get you on porches as well all I can say is CHARGE FOR EVERYTHING!!!

For more complicated projects with high end picky clients, I always do a "cost plus" contract with payments every 2 weeks no matter where we are at on the project. We do establish a not to exceed amount from the start however.

Great point, never charge cost price for materials, you have so little to gain and way too much to lose. How many times have I missed some item or just wrong on the quantities. Mark up of 10% is on the low side. Great content Cheers from Oz

I completely agree when it comes to adding in the garage, etc. I'm an architectural draftsman and I have clients/contractors all the time not wanting me to charge anything for the garage or for a basement because it's just a big open space. Well, like you said, so are a lot of large living rooms, etc. They generally don't like it if I charge for any unfinished/unheated spaces but like you said, they still take time. I have found myself in the past taking a financial hit because I didn't charge for those areas but in order to operate and stay in business I have to make money just like every other trade. I like the fact that you don’t apologize for trying to make a profit. As a businessman I trust people like that. I will never take the lowest bid on virtually any of the trades. The farther off it is from the average the less likely I am to use them at all. They’re not the really the lowest price, they just haven’t given me the bad news yet. Oops 😬

Really informative. I cant believe the SF price is as high as it is now. I was framing houses and getting 3.50 a sq ft. And was excited. Although we weren't as sophisticated. It was all on a hand shake. Nice job👍

We gotta stop the $3.50 crap. The ONLY people getting $3.50 are mega builder like DR Horton, Lennar, etc. You can afford to make $300-500 profit each home when you are building 15-20 homes each month for them, in a 300 lot subdivision ( Georgia ). It irritates me when small builders or homeowners expect a rate under $4.00. I am charging around $6.00 down here in ATL.

@@arturohuerta6411 Last thing is come up with a strategy/market. You do not want to be the jack of all trades with your business. For example I ONLY do NEW construction framing, decks, doors & windows. Why ? If I have to file a lien for non-payment, then the client has to resolve that before they can sell the home or convert the construction loan to a mortgage. The lien will show up during title search in closings. On renovations, or framing on existing homes if the client never plans to sell or refinance the home you are Screwed, unless you go to court. I use my personal savings to pay payroll so I have to mitigate risks as much as possible. Large builders will not pay you weekly or ahead of time for payroll. It has to come out of your pockets whether via loan, capital, credit cards. You will have to wait up to 30-45 days to get paid After finishing your job with big players like DR, Lennar etc.

Builder probably won't be willing to give you much time before you bid. But Matt is right about checking your bid before signing and if you win the bid the builder may be very willing to go over everything with you before you sign. Just understand he will not want to hear anything about a higher bid, but you might be able do some no- cost trades.

Great advice. I have fallen victim to being mystified with the idea of building certain projects with all the best case scenarios in mind only to regret it later. It pays to look at the big picture like you mention. There are always variables and it's better to be fair to yourself than have sour grapes later. Better to lose a job than lose money

Drives me crazy. Got 2 bids for my project in LA, one was for $65,000 the other was $130,000. Same scope, foundation and framing. And yet this job should be closer to the $45,000 mark.

@@edtaslak1398 I’ve found that people THINK they should be able to get a house done for way cheaper than what it actually is, for the last year lumber prices have skyrocketed, workers are extremely hard to find, while work is coming and needed to be done way to fast. The cheap price isn’t always the best price check how booked your contractor is and word of mouth reviews. The golden rule is if your contractor doesn’t have a wait time in spring, they are not good lol

Makes a lot of sense here we bid lets say 10.95$ / sqft + 4$ /sqft for finished bsmt (walls only) + 8$/sqft for garages (because they are usually higher walls talking between 10' and 14' high) so longer to but up because of blocking + machinery ect... usually we end up pretty good and if there's a covered poarch ect we just take the sqft and do 2$/sqft its pretty simple and we always end up pretty good obviously thats without materials

Great video Matt! Some of the garages I've built here in Cali are nicer than the house. I might add that Interior framing can also eat into your profits if you're not careful with your bids. Soffits, ceiling details, niches, arches, etc. This can add several days to your job. Everyone wants them, they just don't want to pay for them. I also figure my framing based on the weekly cost of my crew and then add my profit. I'm usually pretty close.

Same here in Alabama 3.50 for a base slab 5+ for subfloors homes. Been this price since the 90s I made great money back then. Labor has doubled and cost of living is more. Prices is starting to go up with the lack of framing crews out there. Most framers here charge for all s.f. under roof, garage, Porches

I usually go straight to the roof, then sheathing schedule and hardware. I've been fortunate to have custom clients none of the trac system. The 1st and 2nd home was a learning process. I ended up working with local contractor that saved my ass on the first bid. Genuinely a good person

good video Matt. Would definitely second your advice (to someone just getting into it) to talk to some local contractors and try determine the local market. In my experience it's not necessary to be charging more or shooting for the moon to be profitable. If you can get more than the next guy, great, but you might have to prove yourself first, and while you do that, the going market rate will be fine as long as you work hard and focus on efficiency.

Nice prices. In Pa. and it is still at or under 5.00 dollars a sqre. ft. and usually includes everything. Around 91' I did the 1rst Shawnee single family homes for 3.50 a sqre. Ft. and was an intense build. As I got ready to do the next one a bust in the boom happened and I was going to do it for 2.25 a sqre. ft. when someone else came and took it for 1.90 a sqre. ft..

I am a general contractor in So Cal. I would never tell framers that the garage is not included in the square footage that is just straight up stupid. I am guessing they say it has no interior walls. Most living areas in customs are big and empty with minimal walls just like a garage nowadays. open concept. Cool video, biggest downfall for contractors we see is not knowing their numbers.

Hey mat question So after all set and done and you finalize you're price at 37,000 don't you add you're profit margin to the cost of this 37,000 so if you have a 10% margin you'd add another 3,700 to you're bid to insure overhead is paid including securing profits? Hey Matt, I had a question for you regarding advanced framing. This seems to be all the rage for high efficiency homes. I know this reduces material, but adds complications in certain details. Do you or have you used this method before? Would you charge more, less, or the same for an advanced framing job? Edit: I know "advanced framing" means several different things. I talking specifically about 2x6 studs spaced at 24" and a single top plate.

You bring up a great point. Similar thing is cathedral cielings. The extra height will cost the homeowner more in things like drywall, painting, lighting but framers don't have to put in ceiling joists, thus saving alot of time. I never understood why as framers we charge extra for that. It goes against logic.

Hi Matt! Thanks for this great video. I get a lot of opportunities to bid the framing of shops and garages that are framed like a house, but with a concrete floor poured inside of a stem wall. Can you share roughly how you might adjust the, say $10/sf base, given that you don’t have to frame a floor, but also can’t build the walls and stand them up in a simple manner but instead have to either build the wall in place, or commission a crane to lift the large walls? ....like would that be an adjustment up or down in your opinion? No floor framing vs clunky wall construction... what do you think?

If you’re framing in an area that’s not finished, garage that hasn’t been poured.. you’re going to be slower pace. You’re moving walls multiple times. Definitely an adjustment. Cranes aren’t cheap!

nick beam if you know it going into the job and include in your bid what’s the problem with providing fasteners? They have a habit of walking off the site. If the sub can bring them and keep them in their truck or gang box what’s the difference?

100% true.. Bidding is ridiculous nowadays. 3% clause on material.. If material prices rise over 3% from the time contract is signed, cost goes to H/O..

I am building a chicken coop addition p but can’t figure out what to do about the roof. I have yet to figure out the roof. I am thinking of a simple lean-to but have weird height requirements. Do you have any suggestions?

Lean-to w/ overhang on all 4 sides looks great! Could always keep it low, 2/12 pitch.
