I'm currently playing the "exception" game with Seattle on a tear down and rebuild. When I reviewed the restrictive F.A.R. rules I was shocked to see that we could only build 2,400 sq. ft. of home, when my 3 story design was about 3,500 sq. ft. Sanford is right about their cryptic code rules. When I found the 4' exception for the basement, it helped remove about half of what I needed, but then I only had to declare that "basement" as an attached ADU which are exempt for the F.A.R. rules! It is frustrating and stupid how Seattle has manipulated their codes to encourage DADU's and ADU's, but wove exceptions to make it possible. Even the code officials are confused.

I didn’t actually get the final cost! But 220-250$/ sqft is a safe bet for this builder

In the Bay Area, if you tried to build 2,200 sqft ground up, just the construction cost will run you $900K+. And, he’s selling the finished home plus ADU for just $1M?
