I built a 712 sqft adu in Central Valley California. General contractor $112k with about $8k unexpected costs. Permits and city fees $6k. Plans were $3500. Just finished june 2023 and rented right away as a midterm rental for $2k utilities included. Will hope list for $2,200 in a couple of months. I’m a an almost divorced middle aged mom with young adult children still at home. You can do it too!Good luck to everyone

Today I went to a contractor and got a quote of 275k in CT for an 800sqft one story year round livable ADU. That does NOT include permits, electrical, survey, tree clearing, septic, heating etc… overpriced and I will keep shopping around for quotes. My mom wants to live on my property. But damn that’s expensive. You can buy a house already at that price. I was hoping 200k tops.

I was thinking of building the garden suite first so that I can live in it while the second story is being built on the existing main bungalow/ or even a full rebuild. Have you come across this before? Is this practical?

Yes phasing it like this may be a good strategy. We have not personally worked like that in the past, but might be good.

This is a very good channel and I appreciate your professional content. However, i feel like this whole ADU thing is just another scheme that mostly benefits the builders with more work and city with additional tax income. $450 per sq is astronomically high given the fact that you can use similar amount of cash to purchase a new property that might not be as cashflow positive but definitely leaves more capital gains down the road.

Wow! At this cost, even if you get 1800 a month for this suite, you are at about 7% ROI, before the financing cost and assuming no major property tax and insurance changes. It is only an option if your child wants to live there forever and can take a mortgage for this, which I don't know if you can as it can not be sold separately.

What your doing is the future. BC is looking to make a province wide law to allow 4 plexus on all property, your heating cooling system is awesome in the background, I’m a plumber. Interesting on the modular, builds cost do you see any start ups looking to provide modular caring houses?. I worked making “park model” houses. 455sq ft. 14 ft max height 48 ft long aprox. 200 000 base out of factory. They didn’t quite make CMCH standard but we did a few custom for bare land. Park models go into RV park’s trailer parks little sibling. Do you fully 3D model and plan your builds? Amazing videos Ya so rad!

@Shawn Arshad before I even start the actual basement; $20k for a walkout, $10k egress windows, $15k for splits and $15k for a spider furnace in te attic. I'm at $60k without even touching a kitchen, bathroom, electrical, fire grade drywall etc. My ceiling is at 6'1" and to code is 6'5" minimum. Only way to achieve that is to rip out the ductwork & put in splits. And if you do that you have to rip put the furnace & relocate that to the attic. Trust me, I've looked at every avenue with architects and contractors. Just wasted $6k on unusable plans!

What about a garden suite that shares the walkway between two homes. The walk way is about 4 feet. Is it possible to build in this type of setting? The backyard is large but the access to the yard is narrow.

If it is shared in such a way that it's 2 feet on your property and 2 feet on the neighbour's property, it might depend on the jurisdiction whether that path is suitable.

Use that 275k to purchase a new house with 2 units. Don't waste that much money on a garden suite. Unless you can retrofit an old garage or shed for under 75k don't bother.

Depends on what your goals are. If you want to further leverage then yes you can buy another property. But if you want boost cash flow and increase existing property value, with less leverage then utilizing existing land for garden suite makes sense. Not a one size solution for everyone.

I can do framing, insulation, roofing, plumbing finishing, electrical finishing, all drywall work and all other miscellaneous work myself on weekends and I guarantee u I'll get that shit done in under 50 k in about half a year 😂😂😂 "What he is the time added value"?? I don't know Mr. White Collar man....do u have a good calculator?? Or ya just looking for excuses because YOU paid full price. 😂😂😂😂😂
