Love this! Especially with all the ADUs in California. That lower stringer with that notch is good for insulation and good energy house science

Excellent video. Im curious how the first example with kneewalls handles wall spreading from roof/snow load on the rafters....With knee walls it creates a 5 sided box......as opposed to a triangle/3 sided box on a typical rafter, ceiling joist to top plate connection.

The 2 story with attic space is exactly what we are wanting to build. (The design that's 28 min in) Do you happen to have a material list for what you've designed here? I realize some sizing may be different than what we end up using. However, we are trying to come up with a semi-realistic cost. A material list would allow us to get a quote on materials! Thanks in advance!

On the interior stair plan is there a fire separation required between the two different occupancies, the living area over the garage? Such as a fire rated wall and ceiling construction and self closing fire rated door?

Could I ask why the base plates are not made of longer lengths - such as 16' lengths? How do you decide what lemgth t make them?

Hello Greg, I have a question about poured curb height for a detached garage. Is it now code required to have a poured curb or block on the slab to bring bottom of wall plate a minimum of 6" above finished grade? Any help on this would be greatly appreciated

I believe it's for termite protection, but I think it also helps reduce moisture that can get absorbed into lumber or base framing plates that are often treated lumber. It's been around for decades.

@@gregvancom Is there a code reference from the IBC on the subject?

@@brianc8255 I found something in the 2018 International Residential Code and here's the reference number - R401.3 drainage

@gregvancom Thanks Greg, I reviewed that code and it appears to address 6" of runoff slope within 10' of the exterior wall. I am thinking the code could be 404.1.6 and 317.1. I am doing a garage addition and my inspector said I need a minimum of 6" clearance from finished grade. Asked for a code reference and got nothing back. I have been going through the MRC and IRC but not having a bunch of luck.
