I don’t agree on 4-5 realtors tho. Find the RIGHT ONE. Show them you are serious and respect their time in showing you properties. It WILL pay off. They don’t want to feel like they are working for free. And might not land the deal with you! Respect goes both ways.

Great video. I want to invest in real estate rental properties now. I have watched a lot of these videos. NOW - tell me why Vangard index funds, lets say the one that tracks the SP 500, why is this a horrible idea. I understand that real estate is your focus. The thing is, if i have rotting money in the bank account, and if their are index funds that are pretty safe, very very safe, lets get the word out about these safe bet index funds to the world. A game changer.

I want to comment on the financials here. There’s other options for those of us that are NOT a W2 employee. Or don’t want to submit the paperwork. I’m SURE being an investor you know about DSCR loans. No W2 needed. No tax returns needed. The PROPERTY must qualify. Which is actually a SAFETY net. You do need a a 680 (some lenders lower) credit score. Chandler, to say that you need tax returns. Or employment. Or all the traditional things. Not true. And….yes the interest rate is about 1% higher. And yes you MUST have a min of 20% down. I just closed on a 16 unit 7.5 interest 30y fixed. As of September of 2023 that’s not bad.

I’m not him but We needed 2 years of employment history, preferably with the same employer so they recognize you’re dedicated and not a job hopper per say and not a risky client. If you ever missed a payment on anything, it’ll affect you. Good luck 😊! We also had to pay off our credit card. Our broker said try paying off at least half before it was time to speak with a lender. We ended up paying it all but just saying putting large sums down on credit debt helps!
