Good and helpful video, I have bought 2 akiya houses in Japan. It's a lot of work but incredibly rewarding. As you said, look around for empty houses and ask the neighbours. Generally speaking, people don't like empty houses. If they see that you want to move in the area, they'll be very helpful.

Loving your book so far, can't wait to get there and hit my first akiya. An awesome topic would be areas according to property prices vs. ROI (when renting either long term or short term-minpaku) not only in Tokyo, but what would several brokers recommend along the whole of Japan, maybe a couple of interviews.

Great suggestion! It really depends on the areas and I mostly know Tokyo and its surroundings. Fukuoka has an interesting market as well as ski areas..

Tourist visas are 3 months with a 6-month period before reapplying. I'd think about if I could live there 6 months of the year

Hi Anton, did you work with an architect or structural engineer to design the seismic bracing for your second house? I am concerned about that, especially for Showa era houses.

If someone has enough equity to probably buy an Akiya that could have a potential and then spend some money to renovate the house. What does he have to do to actually move to japan as in the visas that would be required to do all of this above

I am coming to Japan in the next couple of weeks … would love to meet you and your broker and discuss opportunities that will work for all of us in a transaction or two. I love renovating my properties in the US and am eager to get out of this country and start in another environment. I have lots of time … just need to understand the logistics there and would love to work with you if possible. Please let me know if there is a possibility, I will be there very soon.

1:58 investing in housing market in Japan isn't the same as the rest of the world. The house actually goes down in value over its perceived life of about 35 years on average. The property 'might' go up in value but again, that house will pull it down. I am speaking from 29 years of experience in Japan so I am not just parroting some youtuber or news report but actual first hand experience.

Great video, as always. Is the legal scrivener the same as a notary? Also, there's a strange blurry effect arround you eyes though, like in your cheeks and forehead. Is that a filter or some makeup?

Legal scrivener is the same as a Notary! You are right. I think it is some setting on the camera.. or the light reflects hehe

I live in Italy and I already have a house here but in my recent trip in Japan I literally fell in love with it. I stayed mainly in Tokyo for about 3 months where I studied Japanese(I’m still not good enough to speak fluently but I’m working on it), taking just two weeks to visit the other parts of Japan from north to south. I recently got interested in the possibility of buying an Akiya, I am 20 years old and I have a marketing agency so I can work remotely, I have about 15k (euros) in savings and in my current house I did all the assembly of kitchen, living room, bedroom,bathroom(all bought in ikea😂) and painted all the walls. Putting beforehand that I would like the Akiya to be as close as (if not in) Tokyo and that my bank would give me maximum 70-80k (euros), my questions are: Are my savings and loan enough? Should I buy cash? Can I rent it at a good monthly amount when I’m not there? What’s the probability of my house being destroyed by an earthquake and can I do something about it? You should rent somewhere affordable and save as much as you can. Then figure out what you really want to do and where you want to live. If you are not Japanese or a permanent resident it's not likely you will get a lone from a Japanese bank.

Do you rent out the properties after you are finished with renovations? Sell them?

Probably rent out at Airbnb. The tourism is booming now since covid. I was living in Japan for 3 months this April-June, lots of foreigners everywhere :)

@@valygarssthey have a strict requirement on short term rentals now. You need a specific license to put on Airbnb now. (So a lot fewer then there were a few years ago but they still have them).

You are going to need to get a job in Japan. There are not a lot of options otherwise.

You either need a job in Japan, or create a business with a capital of at least $32,000. If you’re under 30 you can also get a 12 months Working-Holiday visa depending on your nationality, then switch to a work visa

Let’s assume ll goes well, you buy and renovate a house for cheap etc. can you show us how you make money after that ? How much can you rent them for ? How frequently ? Is it long term or short ?

you’re making me think about it hard. Living long term in kansai. I need to be in Kyoto til the kids are in at least high school. So a long term fixer upper project is not out of the question… And of course tons of very old akiya all over the place here, even in the city center.

Would love to buy one and move there however their immigration policy is tuff. Seems they’re smart not like the West where countries are now overrun and dealing with drama, crime etc from immigrants.

Perhaps what you don't understand is that these houses don't meet seismic standards. That's the main reason they're so cheap...

It's only one reason among many. Add water damage, termites, mold, etc.
