I saw in one video that all these used houses should be restored to the proper level. and taking into account the Japanese bureaucracy, this turns out to be quite expensive, so although it would seem that the house is not expensive, restoring it will sometimes be more expensive than buying a new one from the developer

Nobody needs that much ice cream. You have comparative advantage in renovating and experience with termites (welcome to the tropics!). Go for the house. It will probably give you much grief, but no pain no gain. 🍀

Well, you asked, so here is my personal, unqualified opinion: The building ground alone is probably worth more then that. But judging from the vid, the house is not salvagable - it's a huge safety risk. In this case, only go for it if you are allowed to tear it down completely and build new. Otherwise, have some ice!

The cost of demolition is more than the value of the land, most likely. But the owner won't sell it for nothing. So it will sit until it collapses and the city forces them to remove it.

Having worked in construction with my dad growing up, termites are a no-go when they have invaded the entire structure. This is a complete tear-down and not worth it.

@@Zei33 I see people get wrecked thinking "free house"! inj Italy, Spain, and Japan, where this is common, and then get wrecked by how the place is basically a fancy tool shed and everything inside is needing to be replaced. Any Akiya is going to cost you 30-50K to make liveable. So do negotiate that price. That place with the termites is worth just the land as you would need to rebuild it from the ground up. Also, termites can crawl upwards, so unless you do what he did with cement surrounding the pillars on his current build, you're on borrowed time. And that's not what we had there - termites AND dry rot. lovely.

Wow! A lot of potential, but a true money pit. You would get much more immediate pleasure from the ice cream for sure (but then it would all be gone and you would be diabetic). Ice cream is probably a bad plan. Will you buy one for you to live in?

@@eviep2 I don’t know if the location is _that_ good. Tokyo is an interesting place. I would definitely live in Shibuya if I decided to buy, but I want to be close to the action. If it’s on the wrong edge of Shibuya, it could be a bit lacklustre. Though for Anton’s purpose of flipping, I bet it would be worth the land.
