That's actually what I do in NYC. I own 8 rental units in IN, NY and TN but I rent in Brooklyn. The numbers makes sense!

This is what I do as well. Although I don’t particularly like it. Live in LA where a small fixer upper is 1.2M all of my rentals are in IL.
