The real estate licensing exam may ask you to to calculate the number of acres of land in a real estate legal description located in a section of land. The real estate license exam may also ask you to find the location of a specific real estate legal description within a setion of land AND make you determine the length or distance of one of it's boundry lines. Question… on the last example, you divided into quadrants and 1320 was the final answer. However, I read that it was looking at the half of the quadrant. So wouldn’t the final answer be divided by two?

The one with the northern half? He divided that quarter horizontally so didn't take anything away from the width of the quarter if you will, thus the northern border is still a quarter of the whole 5280 feet

I just asked my broker friend about the second equation on finding the feet in the northern boundary, you were wrong sir. it is 660 linear feet.

Great video as per usual Paul. You have a gift for explaining concepts and breaking them down into easily digestible pieces. I have a question: My Dearborn textbook has a math shortcut that is actually a bit quicker for determining the number of acres. Simply multiply all the denominators together, then divide that number into 640 for the total number of acres. I can usually compute the answer in my head using that method, Hope that helps. Cheers!

Why did you divide the last linear by 4 instead of 8 the SE 1/4 was spilt in 2 so why doesn’t the linear mile get divided by 8

Do you always use 1/4 when dividing in feet when comes to northern boundary? Why did you use 1/2 for second question of the north boundary?

Hi Paul, I just got my California license on the first attempt. I learned a lot from your channel and I appreciate your work. a few notes about my exam. I did not have ONE question involving math. None. No 1/4 of the 1/2 of the 1/2 of the 1/4, no proration calculations, no NOI or ROI or commission calculations. I didn't touch the calculator. This made me wonder...are questions selected randomly from a pool? If this is the case and given a large enough sample there would be the occasional test without any math, right?

Correct... there are a total of about 5,000+ test questions available for each test to pull from. Therefore, every test is different.

Hi pal if someone has 10 acres farmland and he like to sell 2 acres. How will agent mark the 2 acres land which he is going to list? Should he measure by self and list the property or he should contact local county office and ask to survivor mark the land? Thanks

There are several ways you could do this. One would be to have a surveyor mark the boundries prior to any contract being drawn. In my experience, we simple drew up a purchase contract and include an Exhibt A to the contract which was a map of the tract of land and we literally drew the estimated boundries with a marker. Then the surveyor went out and did their thing based on that. :o)

Correct them or at least make sure your measurement are accurate if you are listing the property for sale. So many listing agents simply cut and paste measurements from the county records or from previous MLS listings input sheets. If you do, make sure you're verifying that the information on those platforms are accurate before using them for your listing content

I have a hard time with the national portion of the test. Never got a question on these but got like 3 PMI questions that I knew nothing about lol

Remember... the testing services can have 2 or 3 dozen different test and a bank of test questions 3k or 4k strong :o)

Please check this. The second one needs to be divided again by 2, doesn’t it? 1,320 divided by 2 = 660 linear ft.

okay, so i paused it and worked it out myself to see if i got it right, and i got 660 ft. im confused as to how it's a smaller portion of land but the same answer as the equation before that one... am i wrong?

i asked a friend that's a broker, she said it is supposed to be 660 linear feet. you divide by 2 again because it's specified to half of that particular parcel (northern boundry). not the whole quarter.

The last problem N 1/2, you divided with horizontal lines. How would I know if it’s horizontal or vertical? Would vertical be W1/2 or E 1/2?

It doesn't matter if its horizontal or verticle... The process would be the same.

hi in the last question why did you divide the 5280 by 4 and not by 2 the (1/2)? I re-watched this serval times and I don't understand. Wouldn't you divide 1320 by 2?

hello, I really hope you can answer my question in your math problems of the SE1/4 of SW1/4 =1320 N1/2 of SE1/4 of NE 1/4 =1320 why do they both equal the same equation? why not divide N 1/2 Also? Can You Please Explain I'm really confused?

If you were trying to find the number of acres you would divide by 2. BUT we are trying to find the distance (not acres) we cant use the same method for both.

SUUUPER confused on your calculations as far as the township goes/// Each 36-square-mile township contains a section which is 1 sq mile which is the 640 acres how did you use the 5,280ft. we know 1 mile= 5280, however 1 sq mile is = to 27,878,400ft

No, 660 would be either the west or east boundaries. I just asked him to add this bc I was confused at first too
