I've been wholesaling a long time. This method seems very exciting, except I can't get over the 70% of as-is value MAO. It's already a struggle getting sellers to accept 70% of ARV!

Usually most people try to get 70% of ARV minus repairs. I agree that is pretty hard to do. 70% of as his value sounds like a smoking hot deal. That could be wholesale easily for a large profit. But I definitely see the value in the takedown method. It is basically wholetailing, which we’ve been doing for years.

The problem is investors including wholesalers haven’t stuck to their guns through the years, or haven’t been properly trained to use the 70% method which in turn has RUINED this industry/business, along with tv shows and gurus selling courses and now the market is so saturated with wanna be investors it’s impossible to make a living as a investor any longer. I have given up after 18 years in the business. Now this video topic is going viral so it will be impossible to use this method as well. I won’t touch a property for less than 70% of arv minus repairs. It’s not worth my time to just make $10 grand like these idiots are doing today

@@BroAto-Bakari no. I’ve got another strategy in mind. I’m just saying thanks to TV and gurus selling courses it’s Impossible to make a living at this anymore. I spent a year and a half trying to come back to flipping after building new construction and find the markets ruined with over saturated wanna be flippers overpaying for property. Cant find a deal within 900 miles! So I’m out of real estate now.

I agree. That 70% of as is sounds very tough to get. I haven't been able to secure a deal yet trying to get 70% of arv. I could understand distressed properties but something move in ready. The seller would know the value and would at least want close to his/her advertisef price. IMO

Let's just say hypothetically you got a property. You didn't have a lot of money but you found funding. But when you listed the property a buyer wanted you to do repairs. Since you already got funding and you don't have a lot of money how do you go about paying for those repairs to make the sale happen?

Now the over-saturated market of wanna be investors will be in the way now and ruin this as well. I’ve given up after 18 years. I refuse to touch a property for less than 70% of arv minus repairs. As great as this method seems it will be over run in a month by wanna be investors. I’ll just stick to buying existing businesses or creating business while I can before tv watchers and gurus ruin that as well.
