Very useful info! Ive been poking around alot of "buy vacant land websites" and have found many plots of land NOT being sold by the titled owner but a broker of some sorts, No easements to gain access to the property and back taxes.

Does county record show all kinds of liens include irs tax lien and state tax lien or just state tax lien?

Hi I have a question about tax deeds in particular and doing a bit of lean search on my own prior to bidding. What would be your approach if I picked a random County from the map, found a parcel coming up for auction and said do the lien search on this property? What is the thought process on approaching this task? how would you know where to look?

Always feel free to call or text us at [phone] and we can help you out, but basically, to perform a lien search on a property up for tax deed auction, start by gathering property details and checking county-specific procedures, then search for liens through the County Recorder's Office, Tax Assessor’s Office, or a title company. Each county may have different processes, so thorough research and possibly consulting professionals are key. Hope this helps!

Would this also show past mortgages? And if there are outstanding debt?

David, the county database wouldn't necessarily show past mortgages, no. But it would let you know if there are outstanding debts (or liens). Your best bet is to call the county's treasurer office directly because sometimes their online database is a month or two behind reality. Hope that helps!

Most county actually list all the properties delinquent on taxes. Contact the owners and make offers. Looking for property online misses A LOT. lots of properties with ancient for sale signs too, you need to drive around.

Hi! You can find the APN by calling the county directly if you know the address of the property or are the current property owner. You can also try locating the property in the county’s online mapping system (if they have one). Hope that helps!
