I downloaded the calculator. How do I change it to Edit mode from View?

Go to "File -> Make a copy" to edit your own version of the sheet!

This video is exactly what I was looking for! I made a fix and flip spreadsheet about a week ago but it is missing a few of the smaller details you included. The more detailed tho, the better for accuracy. I like it!

Great video thank you so much Sean! Question, it seems the out of pocket construction costs are missing to the total cash out of pocket total $? Is this correct?

great video and very helpful. Question...in your example you only use 50% construction load which equals 25k....where is the other 25k accounted for in out pocket expenses?

I downloaded your spreadsheet, and one of the things i noticed that is missing is, the Price P/SF. I Added it to your spreadsheet i downloaded, but i think this would be helpful to have so people that are going to use your spreadsheet, know how much they are paying P/SF. Just a Thought! but great video and great spreadsheet you have here. Thanks!

Great video, as a newbie I’m looking to start flipping with no money down. How would you add calculations for private money to the same spreadsheet for the down payment, holding cost etc?

On a fix and flip is I use a hundred % rehab loan do i (add) that or still (subtract) to get the total cash out of pocket $

This is a very good education for starters. But how do you do the estimation of the rehabilitation / renovation cost? Because I think this would be one area where you might end up spending more than the initially anticipated limit both in terms of cost and time.

You will need to get bids from your contractor to get an estimate of what those repairs will cost. After you do it a few more times, you'll get a feel for what they should be

what is a rehab setup fee? I am in New York and I don't understand how one can determine this number. ( I know the $650 is hypothetical.)

It's what the lender will charge you if you want to get a construction loan with your purchase loan. When you call them, just ask what they charge for the rehab setup fee.

What about capital Gaines tax since the property is held for less than a year?

You need to pay short term capital gains taxes.

Yes, it should be. But if you're not getting a construction loan then it's the same value from the lender's perspective.

Bro you got to do a video about only using other people's money this video just messed up my head I thought I had a good deal but after seeing this video my roi was 1.01765 because I use private unsecured loan lender to make up the out of pocket money

@Sean Pan GM Sean so I made and offer on a house 289K after looking at comps ARV is 500K +. I Have H.M.L 70% then for O.M I have a unsecured loan from a partner lender have watching your calculations method I'm thinking I will withdraw my offer and make a lower offer at 150k
