I watched this video multiple times months ago preparing for thailand and now that I'm actually here, I realized how helpful this series is. I took alot of notes and I did as you said by just renting an Airbnb at first and now I'm looking for a condo to rent long term. Just wanted to say thanks and I will be contacting Jule now to help me find my unit.

The furniture and thai owner connection is very obvious in Pattaya and the reason is that quite many of these group of owners is that it’s their only investment and they don’t care and in most cases they don’t want to invest in better furniture.

She's saying that there are cleaning companies that will guarantee the job. So if you hire them and then your landlord is still not satisfied that the apartment is 100% clean, the cleaning company will come back for free and clean it again until the landlord is happy 👍This helps a lot since most landlords will withhold some of your deposit unless the apartment is completely clean when you move out.

Dont put your emotions into negotiation , if you dont like the price , be willing to walk away like you dont need them and maybe they might come down , if not then move on to the next place , this is business nothing personal

An individual with a work permit can still decide to leave whenever they want. The furniture argument is spot on. It's lazy decorating and I've seen so many places with pieces that are only meant to look "picture" worthy but are uncomfortable and or meant for lobby areas. This one place had a couch built of stone and covered with cushions. Good luck relaxing on that🙃
