Really appreciate these posts. QUESTION: in L.A. do the outside roof eaves count to the setback space? Hopefully an ADU will be built for myself on my current home/property. I’ve been told the widest I can go is 14’. That makes it hard for a one bedroom fit in the backyard with some yard space

In general, the building line (where the structure meets the ground) is used when measuring setback required yards. In LA Municipal code, there are provisions for what is known as "encroachment into required yards." Eaves can encroach, though not for the entirety of a building side that faces a required yard.

@@Maxable I have a 5’ DWP easement along the entire length of my backyard. The ADU would be so much easier to layout if we can get an encroachment of even 1’ but it would be for the length of the ADU. Is that what you mean by “the entirety of the building side that faces a required yard? Building side - the ADU or existing home? I haven’t got far enough to understand what the “required yard” is. I’m a corner home so the way the city has my lot labeled is very unusual. Even an Architect said the same thing. So would the encroachment include the ADU eaves? I apologize if my question isn’t clear. I haven’t slept in a few days and everything is a bit fuzzy.

Hi @Max's Garage, the ROI is nearly always very attractive! To analyze this yourself look at what your upfront investment would need to be, what the monthly payment to your loan is, and then what you believe you can rent the unit for. We're seeing some units cash flow for upwards of $800 a month.

Hi there! I love and watch your videos! I am wanting to add an ADU on a property, however I am not sure if there would be an issue when trying to build the detached ADU. The current property on the land has 700 sqft that’s not permitted. It was a 1bed 1bath and is now a 3 bed 1 bath. The addition to the house is not permitted. Do you have any insight when trying to add an ADU in the backyard... will the city require us to fully permit the existing home before building the ADU?

How can I know the measuring codes to place things , like how much apart the sink from the toilet, the window from the shower etc?

Code is 15 inches from center of toilet to side of sink . That’s the minimum amount of inches
