Good process. I used to build highrise condos and I worked with a guy that did drywall and painting for 20+ years. He taught me to use a cellulose sponge when painting smaller patches. Just dip the sponge in your paint and dab. His reasoning was if you use a brush you leave lines from the brush and it doesn’t really blend in. The sponge doesn’t leave lines and it seems to just blend in better.

I do very similar but hadn't thought of the pics. I use dex in a tube and wear a head flashlight as sometimes having different lighting shows the holes better. I also go in on the left wall, but 2nd time go the opposite way as you get different perspective. Good job!

after the mud dries a little sanding either wet or dry will feather the edges more. Do a primer before the paint to make the sheen even. One coat of paint like you did on the spots and then paint the entire wall.

Great process! Really appreciate your video content! One thing that I learned from a 25+ year veteran painter you should try... Get a small ziploc bag and fill it with the pink "drydex" wall patch (or easy sand 20). Then cut the tip of a corner off. Then you can squeeze the mud out into your holes. Kind of like a piping bag with frosting. It would allow you to fill small holes and large holes in one pass since it's the same patch material. Won't shrink the same way caulk does.

Thanks for the tip! These days I do something similar. I mix hot mud in a bag and cut the tip but I squeeze that directly onto the trowel.

@Spazzfrom1989 I've been a full-time RN for almost 7 years. Since I first started, the job just keeps getting worse. Still, the plandemic managed to make it even more miserable. I will take my skill, professionalism, and attention to detail and work for myself instead of the invisible powers controlling our healthcare system.

@@Rodneydncn Yeah I feel that 100% they have been picking on certain sectors like crazy for no good reason but just because..I also hear the RN hours can be really brutal..and not consistent..time of day wise..i can only imagine all the people leaving over not getting jabbed makes that just way worse..I hope you are successful!

Never personally tried to do it your way but I have been using the 3M small hole repair. I encourage you to give it a try. It has primer in it already as well. Thanks again for the tips

Done my share of these move outs and patch and paints. Most of mine were complete repaints though and i was usually replacing carpet and pad which i tore out first. Painter tape is good idea

I like the tape idea but blue tape is expensive! We use just plain old cheap masking tape. Or the orange tape is a little cheaper.

I buy blue tape in bulk and I always have half a dozen rolls laying around all over the place. I suppose if I was shopping specifically for a roll whose only purpose was to mark spots on the wall for touch-ups I would probably something cheaper than the blue tape. Like I said, it's just something that I always have and I always buy in bulk and even if you're putting a few hundred pieces of tape on the wall, it's still only a couple bucks

Yes sir! Love your channel and have a question for you. As a handyman for property managers, I have done countless patch and paint jobs in rental properties and also came up with the blue masking tape method for myself, just to know where the holes are to check back and know where to paint. Documenting all this systematically and sharing with the property manager is a great idea. For the bigger holes, matching the paint color is always the challenge. Need to cut a piece of wall and bring it to the paint store to scan it. I started charging $50 extra, but not enough. The match might be close, but if it's not good enough, the only solution is to repaint the whole wall. How do you handle that?

1. Some paint store workers don't know that all they need is a chip the size of a thumbnail to match. I've learned who can and who can't and I get my paint matched at the places who know how to do that. 2. Try to take a paint chip from a wooden door casing or trim using a block plane. 3. If they can't match very good I simply state in my invoice that the paint is not readable by the paint matching machine and I charge for the patch and paint and let them know that if they want the wall to match better then it does then they can send a new work order to paint the whole wall.

You have to remove a sample and take it to Home Depot or Ace hardware or anywhere else nearby that will do a custom color match for you. Generally we try to leave whatever paint is left over at the property so that the next Handyman can use it. If we're doing a good job, we are the next handyman so we will thank ourselves.

Obviously, repainting the entire wall would give you the most professional results after patching all the holes. However, I do understand that properrty managers may not want to spend the money on a complete paint job. Here is a little trick you can try: Lightly spray a mist of water from a spray bottle onto the wall around each patch to dilute the paint. Then as a final step, take as a new paint brush and feather the deluted paint outward from the patch. The diluted paint should give you a better paint match between the patch and the wall. Let me know if this idea may work for you.

On the "annoying" spectrum from 1-10 with 1 being very low annoyance to 10 being the highest - what level does having to return to a home (for free) to fill in a 3 missed pin holes fall into?

Anytime I have to make a trip to a rental without being billable. That's a 10. It can go over 10 when I can tell that the property manager had to look really hard just to find an excuse to send me back.

Hey bud, a little off topic but I would love to see what the "receiving a work order" process looks like for you. Assuming that you get a text, call or email from the PM requesting service - how does it turn into what you reference as a work order. Do you negotiate or provide some pricing to them before accepting the call? Do these PM's use some sort of app to convert requests into work orders? Thanks in advance!!

I could probably do a video for that. I have 4 managers from one company who have interactive web based software which sends out my work orders. I have another manager who exclusively texts me work orders. Two others email me a pdf form, and another emails me regular emails with all the info. Others in the past had other software systems. So they're all different. When I receive them I create my own work order in my jobber software. We usually don't discuss pricing in advance but they nearly always have a $350 limit.
