In Parametric menthod ; BUA * rate/m2 resulting in Project cost which is okay ! But the point is how do you obtain Rate /m2? of any project ?--- --which i believe should be derived from bottom top estimate.

Yes, correct. Historical data (which is from bottom top for previous projects) can provide you with such rates

@@CEPQS same thing.. manually 2D measurement.. even with 3D capability, is just simple extrusion. current all takeoff software are so outdated..
