All your son has is better comforts than the majority. He will NEVER own a single brick of any of those properties once the mortgage is paid. Why? Because you as his mother, gave him away/sold him into perpetual slavery to the Crown/state/vatican via the fraud b earth certificate. Great video. Always learn something from them. IMHO this house needed $6-8k of fixes (floor, wall, slider, yard, etc.). It sold for $90k so either they were really needing to sell or the inspection uncovered even more like foundation, sewer, mechanicals, roof. The $499 is based on owner occupied with 20% plus down and 740+ mid score. You won't get a 3.4% rate as unoccupied rental. It's probably $40 more and landlord with good liability coverage will also be more. Not sure in AZ but maybe $20-30? A PM will likely be $120 on this house. So cash flow would be $320 on a down of $22k, $5k for prepaids/closing/taxes, and lets say $7k to fix. Thats an 11.2% cash on cash for your yearly income after expense vs what you paid to buy it. Not bad. Note the house sold for $90k so it'd be even better. I'd worry about vacancies here.

Yep. His 27% cash on cash is absolutely ridiculous. It's a good example to show people how to go about it, but this advice is one of the things that had me scratching my head wondering what the heck I was doing wrong when I started in my real estate investing journey. Not only does one need to consider the cost of the repairs in order to get it rented, but also the neighborhood. If this property is in a crappy neighborhood (it kinda looks like it), then the chances of getting renters who will trash your property is even greater and at that point your cash flow will be gone as soon as they move out and you need to rehab the property all over again.

Ken, we all know that the landlording / single family homes are not scalable. I started buying rentals about 9 yrs ago and stopped after five rental properties. Even if you're hiring a property manager you still have to manage the manager and look at statements every single month to make sure you're not being ripped off. Since 2017, I have been investing exclusively as a passive partner in syndications. I am an LP in 14 syndications right now and couldn't be happier. Returns are fantastic and the two deals that have exited returned a 34% and 22% IRR to me :)

Once you reach a certain number, you can start to go into multifamily properties (under 5 if you want stay residential or above 5 if you want to go commercial). One problem I have with REITs is the inherent lack of leverage. Lets face it, leverage in real estate is awesome and is probably as cheap as it gets.

@KenMcElroy I am confused... when you calculated the cash flow on the deal you had rent for $1,200 a month, minus $100 vacancy, $500 P&I, tax, INS.., and $100 repairs. Yes that would equal a $500 monthly cashflow on the deal, but you didn't subtract the mortgage from the rent? I am trying to understand, but if there is something I am missing please inform me, I am getting into real estate but need to understand numbers on deals before I can get started.

If the rent more than two times the mortgage, why the renter doesn't think of just buying the property, that is to pay mortgage instead of paying so higher cost in rent...Rent $1,200 vs say 500, if he pays mortgage, someday he will own this premises than to be paying so much in rent, then he doesn't own a thing? After buying a home you’ll realize they ask for ALOT of documentation. I have an 800+ credit score and 20% down and they STILL almost denied me a loan for an investment property (ended up securing it). If they aren’t trying to loan me money I could only imagine how hard it is for other people to get a mortgage.

👍 Great Video Coach Ken! 🎉 I stumbled across this video and wow, I've never seen anyone explain Zillow like that! 🏡 However, paying full price for this asset would have been very risky! 😬 Your cashflow would have been a lot less than $500, let alone the property manager to manage it. 🤑 I do not have a rich uncle to give me the $22k, so I use an asset lender that will look at the asset. 💼Based on your numbers, $6k net at 8 cap, this asset is worth $75K! 💰 At the time Zillow had the property at $108K. 😱 For this example, let's say Zillow got it right, and it was actually $108K. 📈 There is no way I am paying that. 😅 I am using the discount I get for the equity spread, so I will take 70% of the value, which should be about $75k. 📊 Now that would be an 8 Cap! 👏 That would be good enough for me, but there are tons of investors that will take 8-10 cap returns. 📈 I would prefer stronger returns. 💪Anyways, Coach Ken, you did teach me something on how to use Zillow faster. Thanks Ken for taking time out of your day to make helpful videos like this one. Would you be willing to go into the process a little more deeper in a future video? For example, how would someone qualify for the mortgage loan, how to make the offer (do we just call the phone number on the listing and tell them our offer, do we have to write up a contract and email it to the seller, not sure what to do exactly), should we work with a real estate agent, the structure of the partnership with the investor who brings the down payment (when does the investor get their $22k back, do they only share the cash flow or also the equity appreciation, what happens if the investor wants their $22k back but you don’t have the money in your bank account and you don’t want to sell the property to repay the investor). I like to get into the weeds and really understand it, but I know this was an overview video and still was informative! It’s definitely motivating to see the outline of what is possible. At the same time, if there is a shortage of content ideas for future videos.. I would love to understand more of the details of this example :)

Regarding the mortgage side, if you are looking to get qualified talk to a mortgage BROKER rather than a bank or lender. Brokers have much lower interest rates than banks so your payment will ultimately be lower. Brokers also have programs for investors. If you’re self employed there are programs you can do if you have a lot of write offs on your taxes. If you’re interested in more information call a local broker. Depending on the area you’re in there could be different programs. Stay away from big corporations. Your local mom and pop shop broker is much more competitive.

DONT USE ZILLOW that’s Ken’s biggest error in this video. They are very predatory when it comes to both lending and real estate. They are actually charging buyers/borrowers much more than they should.

Ken, can you give me your opinion about buying rentals in the bay area? The price is ridiculously high and rent isn't high enough. The property taxes are also ridiculously high. I've looked at many different ways and I cannot find it being a positive cash flow. The reason why I still look in the bay area because it is where I live and know the area so well. It's seem to a better deal to outside California. I would love to hear from you. Thank you.

Ken and I live in Arizona. I totally get this was just an example and to explain the idea of a quick analysis. Which is great to show investors getting started But don't forget about looking at the market and location. For this example the property is in Superior,AZ which is extremely small 1 industry town hence the cheap house. Vs Phoenix MSA which has job and population growth. Which propperty is going to perform better and have higher returns with rent growth and appreciation and have lower vacancy? A one industry town with a population of 2k or PHX MSA with diverse employment and population of 5mil and one of the rapidly growing counties

@Ken McElroy Sir your strategy is to get the property refinanced and then pay back the old debt and equity. So the new loan will pe paid by the rents from the tenants. But what happens if the tenants move out ? How do we pay the debt and can we get other debt for another property even when we are in one debt. ? Thanks Sir ! You're the Mozart of real estate !

I'm not Ken but hope you don't mind! :) A good deal is a good deal. People who wait for the exact right perfect time never end up getting started. Definitely be more picky if you feel the market is potentially going down soon, but rents didn't drop much in the market crash. If you focus on cash flow instead of buying for appreciation, you are pretty well protected.

Yes, make sure you verify it because I can tell you that 99.9% of the time the estimated mortgage payment on zillow or any other real estate website for that matter is way off. Here is why, they calculate the taxes and insurance at a much lower rate than what they actually are. Also in some places you are required to have a windstorm insurance which is not being calculated by zillow.

When it comes down to the deal with the investor how does it work? I mean.... an investor(s) give you 22K then let's say you agree on a 15% out of that 27%. You will be paying that 15% forever to the investors OR you give them the 15% every year until the 22K are paid back? OR do you have to pay them 22K + 15% during a certain period of time? Ken - you need to go deeper with raising money. You said get investors, how/who? Then how is that money returned, how is that CF being divided up amongst the investors.
