Check out BP, they do have a pay half that gives you access to these calculators that are free but also to some legal docs + access to local real estate meetups. Obviously I also watch Graham but BP has been an equal player in my real estate adventure. Best of luck out there!

Great video Graham. I would add 1 more thing. Real estate is my side job so because of all the deductions, depreciation etc I save another $2-3k in taxes on my full time job increasing my ROI to 15-16% (not including property appreciation over time).

This formula has taught me a lot into buying my first investment property. Looking at a single family home to rent out. I've plugged several estimated numbers into this formula with many different results. What I've found is if these numbers sway just a little bit in one direction it can have a HUGE impact on your final return. Can go from have 15% or more return to being in the red pretty quick.

Graham Stephan No lol I made $1000 this month day/swing trading. I started from $1779 on Jan 3rd (first day of trading in the new year) and now I’m at $2789 less than a month into it. It’s very high volatility so I guess that money isn’t garrenteed until I take it out. I don’t plan on taking it out soon. I have that money as money I never touch and I “forgot about”. It’s a lot of money to me, but to make money you have to risky some. I need to stay Disciplined in what I trade and invest and spend. I’m a broke college student. All that money was because I made 20% of my part time job go to that investment fund. Like you I spend close to nothing. I think a lot about how much I spend on food. It’s mainly eggs or subway sandwiches like you when you were young.

Congratulations! In the beginning, I'd probably open up new lines every 6-8 months or so and build up a solid foundation of free, no fee cards...then after about a year, start getting into charge cards like AMEX! Or churning for points!

I wish I could like this more than once. I've referred to it a lot of times as I look for my first investment property. A seller's agent told me a mixed-use property I'm looking at has a 12% CAP rate. I thought that was optimistic, so when I did the numbers, I found that the 'actual' income puts it at 5.8% (if cash) and 8.2% (if mortgage, including the equity). This video has been really helpful for me.

I think there is an oversight in the calculation of return on investment which Graham says is 12.6%. Any money spent on paying back the loan becomes equity. So if your initial investment as $75,600, and you spend $4,200 over the course of a year on equity paydown, your equity portion of the investment becomes $89,800. Now your yearly revenue of $9600/$89,800 in equity becomes a 10.7% return on the money you have invested, NOT 12.6%. So, for every year you do this, your return on equity becomes lower and lower until it equals the return on assets.

As an accountant I would think you should consider the time value of money for the equity calculation, because you will not realize this gain until you sell the property and the value of a dollar today is not the same as the value of a dollar 10 to 30 years from now when you sell the property.

Thanks so much for showing how to calculate some of these figures, however I saw a few issues. 1) In the first example under Net Income with no mortgage, closing costs weren’t included, granted they would probably be less 2) Bigger issue is that in the example with the equity the amount of monthly mortgage payments was not included in the denominator when calculating the ROI. His calculation is essentially saying that you were given the equity for no additional investment.

1) Correct. I didn't calculate them in there because it was too nuanced for the cash sale, and 1% of $360k would be a lot more than $3600 of $72,000 (5%). 2) Yes it was - the total payment was calculated, equity was factored back in.

12% is very high ROI. Expenses could vary over time depending on repairs/unexpected costs and it could be a lot higher than 1k. 3k rent is also fairly high for a 360k property. Usually I see 400k properties get around 2k. Overall it's good info, but the numbers will vary a lot depending on location and the numbers you used are fairly optimistic.

Well 4 hours later I think I pretty much have it down . Hopefully u get credit on this bc I just spent 240 min and repeated about 6-9 times pausing and working my calculator ! This is an overly optimistic gross income for that purchase price. I’d say you’re likely to get 1.5-2k unless you’re purchasing in very cheap locations. Which brings me to my question, do you favor rental income and ignore property price growth? Why/why not? Thanks for the vids, love em’ 😊

It's probably helpful to caveat that your equity is holding the value of the home at what you bought it at. Subsequently, if you market to market, it might be worth more. Or, less.

I have a couple questions here. 1) Is it typical that the owner of the property (investor) is paying for gardener/pest control? Or does that usually fall more to the tenant? 2) It looks like this example was for a triplex since you mention 3 units and that comes out with a ~$444 per month in net rental income (with the mortgage). How would the net income change if we were talking about a single family home? The better question might be: could about the same amount of rental income be generated for a single family home without charging a crazy amount of money to the tenant per month since you're renting to one person vs 3 in a triplex? Side note: I will be attending my first open house today that's just down the street. Since getting into rental property investing is something I want to do, I'm going to start attending these while I'm at the early stages of my research rather than waiting until all my other research is done and THEN starting to look. Doing as much in parallel as I can. Video suggestion based on the above: What to look for during an open house for rental investing. I didn't see anything with a cursory search on your channel for this, so if it's something included in another video or maybe with a title I didn't think of, could you tell me which one it is? Thanks for all these videos, I've been watching them a lot since I found your channel less than a week ago.

Great video, just unsure on the equity payment part. I understand the you pay off the mortgage and gain more equity over time. Surely you only create true income from equity when the value of the home has appreciated. If I pull equity out of a home that hasn’t appreciated then I’m not really gaining anything apart from money that exact moment that I’ll have to pay back later?
