Because of this video I actually looked up who owns a particular land I’m interested in, found the owners and wrote them a letter introducing myself and family then enquiring about possible purchasing land from them to set up a small family run health retreat. If I don’t hear from them I will drive around in the countryside to find that small parcel of land!! Thank you for the great tips 😊😊

Brilliant do what you have to and find that piece of land that's what I did before I new it I had the land and deal was done. This is why I hate it when people say they cant find any, not looking hard enough. It's all a numbers game ask enough and you only need the one yes that ticks the boxes and your home free.

Loving watching your channel, discovered it at weekend, lots of great advice. Bought a 5.5 acre field which completed yesterday. Well done keep an eye out for all the grants coming in 2021 there will be lots available. First things first register for you CPH number which technically makes you a farm which is what you will need to apply lots of grants for different things. Also Happy Xmas XX

@@priyadevandhiran8427 Hi honestly don't purchase land from auctions unless you're looking for a building plot or you will never get to live on it. That's not without paying a lot more money if you do get planning. Have you watched my video on the best way to find land to buy to get it the cheapest and without all the clawbacks and covenants. not to mention all the auction fees etc

I looked up how to find land for free and came accross your information which lead me to ur channel. 🙏 Im currently growing veggies have a few chickens for laying eggs 2 rabbits 5 cats 3 hamsters 4 children. We live in a crowded city in housing association housing at the moment and my dream would be to have some land for farming and living on. I will be checking out as much information as i can to get me started. Once i have good knowledge I'll get right out there and start looking 🤞 thank u for ur info. Truly inspiring and living the dream showing us it can be done 💙🙏💖

Hi you are very much welcome and you are doing the right thing researching and keeping some animals etc. This will all prepare you for the road ahead when you do find some land you will be armed to the teeth lol. Keep all the kids involved and they will help you doing tasks etc and will love being in the open-air living life and childhood like I did. I was never in the house there was so much fun outside in today's world of social media and screens kids never leave the house which is not healthy. Anyway, I know you know all this some wish you luck on your future.Craig

Hi Craig Thanks for the link, brilliant. I have approached a land owner and waiting for their reply, this week. My question is are there any cost and fees I need to be aware of when purchasing and taking over the title, like solicitors fees etc, etc etc.

Hi yes you will have to pay your solicitor fees, maybe you will have to pay the sellers also..? it will depend on how much work they have to do to transfer the title of the land, depending on how many deeds they need to look at to make sure that there are no problems. But it won't be much compared to what estate agents would take and is well worth it to make sure that you have everything in order and nothing is left out. Good Luck

Thanks for the good info, I’d never heard of clawbacks, I’ll keep that in mind. I farmed here in Idaho USA for 25 years on 17 acres. I lost the land and it is now too expensive to farm anywhere within an hour of a city, seriously looking at small farming in the UK, thanks for the tips.

Well, there is no shortage of farmland in the Uk as only 6% of the UK is been developed. Take a look on google earth and you will see it just a patchwork quilt of farmers fields. It would be nice to see someone from the US over here showing the UK small farmer how it is done. Also don't worry about taxes on farming in the UK as there is none plus there are subsidies to help you, grants coming over the next view years and there are no land taxes like in the US. If you brought the US style of small farming to the Uk you would do awesome as I'm trying to get some small farmers in the UK to follow the US style of small farms. It's also cheap living if you don't choose London plus Londoners are ignorant and well UK citizens are a friendly bunch. Would love to meet you if you ever came over..? I once drove across America in a mustang convertible started in New York then took a flight to Los Angels and drove all around there and to Las Vegas. It was awesome then a month to the day 9/11 happened on the same airline from Newark airport and I could believe it was watching it on tv as it happened. Would be cool to keep in touch and if you need any help or info then just ask. I would be more than willing to help you. Plus In the UK we get free everything so a bonus there but contrary to believe if you want private health care you can have it and it sure does not cost what it does in the US so maybe you will like it here, well apart from the weather but we do have a summer and shit if you get me. Hi buddy...truly amazing advice and a top channel...thanks..my wife and 2 small children are looking to set up a yoga and art retreat on some agricultural land in South Hams area of Devon. Is this feasible? We will be growing own vegetables and will have chickens. I assume a change of use is in order..Do you know how long these typically take? sorry its a broad question...thanks again, Ian

Anything is possible you just have to want it enough. If you go for it and don't stray from the path so to speak it will happen. They cant stop you doing what you want they may try slow you down but that's about it. Time will depend on your council and the planning department but it should be around 8 weeks to change the use

Thanks for the info! I'd love to do this, find some sort of alternate ways to live. I enjoy my job so don't mind the whole "9 to 5" but I've never been interested in a house, I'd much prefer my own land that I can work and just do things on. I have a question, might be pretty simple but I'm only 26 aha, when purchasing land do you need the full amount to buy, or can you get a loan?

If you have a good credit rating then you should be able to get a loan if you have a fulltime job. Just like getting a loan for a car or boat. As long as you can pay the loan back then you should be able to borrow and purchase land that way better than a mortgage.

Do you have any advice on renting farmland I’m in the south east at the moment and I’m seriously looking towards starting my own poultry/fresh produce farm but I do not have the capital to put down for purchase ?? Any information at all would be massively appreciated keep up the good work mate.

Hi most farmers have pieces of land they cannot get their machinery around or is a small piece they don't want to farm so nif you can find a small piece of land that a farmer is not using the rent is not much at all. A farmer who is my friend rents out 15 acres for £650 per year which is nothing really. You may find a piece of land that is attached to a house that used to be a farm and they don't farm any more and may be willing to rent it to you it would not be much and you can still put buildings on it. Then in the future if you make profits from your farm they may well sell you the land just become their friends so to speak. But farm land rent is only around £100 per acre per year so just ask local farmers or land owners if they would rent land to you

Hi not at the moment I haven't got this farm finished yet, it would have been if we didn't have the lockdown and not being able to get hands-on materials etc. This is a piece of land I owned bit we where selling from friends down the road. So I thought mmm I would like to build a fully functioning farm on this piece of land and show people how it's done. So started and then the dreaded covid came along. That messed everything up, so I'm hoping to have it all done next year around summer time as I've been collecting all materials when I see them so have got lots on the farm now ready to go, soon as this rain leaves of and now we have avian influenza this year have been a nightmare. But soon as it's up and running I will be having open days for people to come and see the farm up and running. I just want to see more people start more farms that's why I started this channel, as it's never been such a good time. I will also be making another channel just around poultry because that's what I farm. This channel is just to help people get into farming in a small way and I hope some of the videos are helping people...?

​@@thesmallfarmerlife They are defiantly helping me. You have so much good information it is fantastic! Especially as there are not many UK YT channels available about smallholdings. So far I think I have found 4 others? There could be more, but they are the only ones I could find with the words "UK" and "smallholding" in it. All are really good and full on information (however) considering the US has a couple of thousand, it makes what you are looking for harder. My ultimate plan is to have a big enough place to be able to feed my (future) family, as I really want to foster some kids. But not be too big that it is my entire life as I want a job outside of the home as well. Which I get the feeling may be a really difficult balance to have.

​@@shelbylengwenat3774 This is the whole reason I started this channel because of the lack of Uk smallholding. There should a lot more you find the odd allotment videos, but primarily they are all American channels where it is pretty easy to purchase 5 acres of land with utilities and the right to live on there for $25,000. Try doing that in the Uk there must be more people out there in the UK that would like to live this life..? There is only 6% of the UK built on the rest is farm land and you would be surprised at what you can do on one or two acres and even less. But one or two is a good size, you can walk the whole plot and make the place so that you don't waste time getting from one place to another. No need for large machines etc and you can change what you are doing in no time if you want. My neighbours make small wooden things from wood found on the beach and make around £500 - £600 per market and its only their time. You can start a no-dig system which I will be starting soon as I have all my hens in the chicken tractors. Just master one thing then go tom the next don't try and do lots of different things at once or you will be all over the place. I purchased a bare field and had to get electric, water, buildings etc but now it's looking better every time I do something. It takes time unless you have lots of money to pay people which I don't and don't want to. I want to do it myself from start to finish and have a profitable farm at the end. People say small farms cannot be profitable and they say people will not pay that amount for eggs or this for that..? Well, why do people buy Bentley cars and people buy Fiesta cars. There are customers out there that will pay more for quality food and it's a proven fact. I hope you get what you want. I will be making lots more videos as the farm progresses and hopefully try to get more people involved with UK smallholding like there used to be. Kids love nothing more than playing around on the farm than on an iPad that's for sure..! Well don't waist anytime Abby and go and take a look around your area and see if you can spot some. Don't forget to drive down farm tracks etc where there may have been some barn conversions done. It is pretty easy to find land this way.

That was SO helpful! And I'm not shy, so that helps. Do you think this would work for a small glamping/food business? Would like to provide small amount of accommodation and food/cooking/activity related breaks, so not pure farming, but would definitely grow produce to cook on site

Of course, it would there as never been a better time to do this sort of thing with covid an all. The council is supporting tourism in the UK so if you can start straight away or in next year or two. Any planning will be passed straight away. Also, lots of small businesses have gone under so they have to get businesses back up and running and will be told by the government to pass planning and things, so go for it and good luck with your adventure.

I will look into that for you ut its pretty simple once you have found land for sale its just getting the right conveyancing solicitor to go through with the purchase the only time you would need to no about documents is when you are buying land without using a solicitor which I don't recommend as if anything is wrong with the purchase and they miss something then you have recourse to get your money back from their insurance.

@@pendlelancashire Yeah will do was thinking of doing one on that sort of thing, as I know of some purchases even home purchases that has gone wrong. Like the stable conversation around the corner from me were one of the bedrooms wasn't even included in the sale and was missed totally by they conveyancing solicitor

i work with land owners and smallholders. i wormed my way in there so i could start meeting more and more land owners and hopefully develop a relationship with one of them and request a piece of their land. either rented or bought.

Hi you will be surprised how many small pieces of land some large farm have that they don't use for one reason or another, to hilly, can't get big machines in there etc. Just keep making friends with them and if they need a hand offer them one and you will be in good stead to either rent or buy a piece and farmers know the price of the land they don't try and get 100 grand for an acre like people do who think that every piece of land is worth a fortune. If they are not using it and you can then you never know..?

@@ollielife1 Mate there all keen to help because it's like a community and once you're in. If they ask you to help them and go somewhere to help maybe you will meet more. They tend to stick together also going to farmers markets etc. You don't have to buy but it's nice too and talk to the sellers. I know ow it's a bit weird at the moment with covid etc but the more people you know the faster you will get to know if any land comes up wether for sale or rent. I would bet that a farmer would even sort a deal out for some land they don't use for some work you can do for them..?

Honestly, I speak really loud and I try my hardest to set the mike so it doesn't go into the red. Some videos are a bit quiet when sorting the camera and first figuring it out. But I'm just getting used to all this video thing but they will get better promise

What about renting land? I've been on the allotment list for easily 15 years and after covid struck i checked my emails and i've been taken off so if i sign up again its gonna be another 15 years and sod that. so would it be good to approach a farm owner and ask if they have say a back 2 acres or even boundary land that they would usually use for say fodder and silage or nothing at all and ask them if i can rent that from them, land in my area it was about 80-100 quid an acre rent in 2020 unless it was for grazing which the price was like 800-1000, problem is contacting a farmer in general i'd prefer to pop up and have a chat but covid and all that crack has made it a little harder don't think they'd like me to just rock up you know, also i'm a C&G Joiner so if they need a hand fixing stuff i'm always up for a hand and i've got rifles so i can assist in culls and cover after drilling, What techniques would you suggest i use to get a farmer interested in letting go of a slither of land for even a trial period.

15 years!! 😮🤦‍♀️😅 I've been on it for a few months now but I found someone else who wasn't using theirs and let me use it a month or so in, you just have to be proactive with it, if that hadn't been the case I was about to stick flyers up and enquire to the local community about renting local land or garden space. 👏

Hi thanks for the info, I have been trying to buy land owned by my council and am not getting very far. I didn't even think to ask the farm next door. I want to grow a little food and make a sensory garden for my children who are autistic. Do you think there are many people who, with a far offer for a peace of their land would be willing to consider this kind of use of what they once owned? Also do you advice telling the farmer straight what I can offer right from the start or see if they would consider the idea first? I don't want to be rude and not much of a haggler. Just tell the farmer you want to start a small farm on it and become a small farmer producing speciality crops, but don't have clawbacks and covenants come with the land. If you purchase from the council they put 80% uplift clause on it for 30 years so don't even bother with those councils, railways or electrical grid. But don't just look at farms look at small bungalows in the country lanes as they were once attached to farms and most of the people are older now retired and have several acres attached to their home but cannot manage it. If you give them a bit of retirement money and also fresh fruit, salad and vegetables then they will be more than happy to hack out a deal. That's if you want to buy it you can rent an acre for around £100 per year. But don't just limit to farms have a look around this is how I and my friends all did it and we all have land and it doesn't take long yes you might not get the first plot you see but you will find some there is 60 million acres in the UK. Hi no, you don't have to pay land taxes or anything like that or even business rates for farm buildings as long as they are used for agriculture. If anything the government pay you through the basic payment scheme per hectre to keep hedge rows etc in good condition amongst other things

Hi Craig your videos are really helpful, honestly lot of encourgement to everyone. I am thinking to buy the land from the last one year but i am too shy to talk to people. I work in IT and enjoy my day to day job but i love to buy a plot around one to two acre. It is for me and for my family to grow some vegitables, to have couple of sheeps, quite peaceful day out for kids as i live in city centre which is really busy. Only thing i want to ask that how much i should be paying for 1 to 2 acre of land?? Thanks i love your videos very informative.

Price of land for small parcels of land of 1 acre can be between £12 - £15,000 but this depends on where it is and this would be close to a town. If you are looking further afield then it will be cheaper. the reason it is higher than say £6000 if buying 100 acres is because people who have horses etc can afford to pay more for small parcels of land. So it really depends on the area. If you find some and would like to ask me if I think it is worth the price. I will happily help you with valuing the land. The second question about being shy... Honestly your not the only one. I was really shy at one point in my life. But you just have to work on it and practice makes perfect as they say. Just like an actor would do. I mean it's not like I speak perfect English and think I sound stupid but once you get over that and the fear of talking to strangers then there will be no shutting you up lol. Like I say practice like actors do it in a mirror or something. It works for them and I have done it many times before going into meetings. Yes, you may feel a little stupid, but you will learn. If that isn't for you. I would find a friend who is really good at talking to people and then tell them everything you would like to ask the person you want to speak to. Now I still think practising on the family if possible and asking questions you will learn to speak to people you don't know. There are also lots of videos on KZbin teaching you how to speak to people who are strangers and getting over the fear of it. There is also a good site that you get 2 months free membership called "SKILLSHARE" they have courses on all sorts of things like this and would be of great help to you and like I say it's free for 2 months so why not have a look there and see what you can find. I will say this and that is everything can be learned and taught you just got to keep trying and you will get there in the end. I know this because I did it and I mean I was really shy. Now look at me I have started a KZbin channel of my own. Hope all works out for you. I may make another video explaining how to approach people if you are shy as it does not always have to be through talking, it could be through mail or email. Land deeds are available to purchase online for £3 each and will give you the address of landowner. But talking is always the best with a nice smile and handshake to go with it. It takes time and we have to prove we can make a living which needs to change. Like I say I just want to help. I am getting nothing from this only the satisfaction of helping others to live the life they deserve. Other countries can do it so why can't we..? It's all BS if you ask me but if you have the money then no problem how many acres would you like sir and how many bedrooms to go with your 5000 square meters home...? Don't you need a contract of some kind??? What's to stop the person you buy the land off from taking your money, then kicking you off and claiming they never sold you it.

Hi did you not watch the whole video where I say the only people you will be dealing with are your solicitor and theirs..? Of course, you need a contract and the title deeds placed into your name. But if you go through the land agents or estate agents then they will put all sorts of covenants and uplift clauses on the land so you will be practically renting and not owning it

Also, you can purchase land through the land registry alone you don't even need a solicitor but I would have one to be sure. But you don't need one. Also, not all people are criminals that would run off with your money..!

Getting Planning permission where there is dwelling is hard. If you buy a run down farm it is easier as the building already exist even if it is a ruin.

Yes, that would be easier if you can find one that people are willing to sell without the planning permission already granted...? But that would be easier, then again it could still take a long time to get planning permission even on an old building whether that be a barn, stables, or even an old dwelling..!

Hi I know about this as my mate goes to the local races he's not pro but it's his hobby. It all depends on where the land is..? If it's near any home then there is no chance of being able to build the track. If it is way out in the sticks you will be able to build it but only using it once or twice a month. It's just because of the noise you know yourself these bikes are loud. So like I say it all depends on where the land is..?

I found a £3000 land in wales and it’s a freehold I have emailed the agent to give me more information I looked up the picture it’s looks nice but I will be going there to see how it really is compare to the picture any advice you can give me?

All depends on how you want to live ..? if the land is remote and you need water and electricity then you need to know if you can get them on-site or you could go self-sufficient. You also want to ask about covenants and clawbacks, mineral rights anything that can stop you from doing what you want. I would suggest making a list of question you want to ask the agent or you will probably forget what to ask when at the spot. Also, make sure you're not in a flood plain area etc. If all seems good for what you want to do with the land and you are happy to go ahead then get your solicitor to do a deep check of the deeds. making sure its all ok because even agents get things wrong. Next to me, a house was sold and one of the bedrooms wasn't even included in the sale..? So mistakes can be made the guy did get the bedroom in with the house but only after he had purchased the home itself, who missed that when he was purchasing

Hi it would all depend on what you are going to be doing with the land..? If you mean could you just starting building homes on the land then along as it was in the development boundary of your local planning departments planning policy. You could put in for planning permission to do so. But if it was outside the boundary of the town you would have to start some sort of farming business. Then you would have to have a business plan to give to the council and prove that you could make a living from what you intended to do and why you would need to be onsite. Then if you passed all that you would get the right to stay in a log cabin or mobile home for three to five years. In this time you have to make the minimum annual wage of £26,000 over the period of just one year. Then you would get the right to build a home on the land. The reason you have to jump through hoops is that if you never then people would just be building on every patch of agricultural land they could find. Especially house building companies or people just wanting to make a quick couple of quid. But if you are trying or wanting to start farming then yes you could build on the land but you would have to go through what I have just explained. But if there are houses already in the area and close to the land then you may get planning it all depends how close they are to the land itself etc..? Hope this helps and thanks for comment

@@OscarsEditing Of course just think of what you are going to farm start the farm get a static caravan and place it on the land. Come and go lots to get neighbours used to you and if you get a visit from enforcement officer they will probably say you need planning but you don't just state the health and safety in the workplace act which you have to provide to you and anyone who works for you full for part-time. Then after your neighbours are used to you coming and going just move in while you build up your farm. it is a lot harder to evict you than let you move on the land. they will probably give you permission to live there for 3 - 5 years to show you can make your farm work. Or once you have your caravan on there put in for planning for stables and live in those for 4 years they will look at the caravan and think you are living there and if they ever show up which they don't and want to look in the stables just say you lost the keys or something. council planners are really underfunded nowadays. Also if you move into your caravan don't trick it out and only have what you need to live basic in there and store the rest of your things in storage boxes etc in sheds around the farm. It's not against the law you will not go to jail and like `i saif they will probably let you stay there along as you are farming the land no matter what the neighbours say.
