Dude these videos are amazing, I just wished i hadn't wasted the last 10 years trying to 'beat' the system when actually you clearly just need to dance to their merry tune long enough to let them think they've won. I have also passed up so much great land because as soon as they get wind its up for sale, the council slap an 'Article 4 direction' on it, and you can't do anything at all without their say so. No caravan, not even a fence lol. So to see people doing this makes me so happy, amazing what you've achieved !!!!!

It's funny how in Hungary the legislation is pretty much the other way around: as a person you're allowed to purchase and develop (for the purpose of dwelling for you and your family) up to 1 hectare land. Which is more than enough really to run a homestead if you have your head screwed on the right way. Above that, they expect you to be an agricultural business which is a whole different ballpark. What they are particularly hung up on is the looks, footprint and height of your building: 1, they require you not to visually stick out like a sore thumb, so if you wanna build a concrete and glass bauhaus home, they likely gonna say no. 2, depending on where your plot is in relation to the village,they allow you to build on 2-30% of your land. Now 2% of a hectare is 200m² which is pretty much a mansion and a half... 3. They may or may not restrict you heightwise, depending on local legislation your maximum building height is 4.5-7m, which is, let's face it, reasonable, they don't want you to put up a 6 storey apt complex without them looking more deeply into it on a stamp-and-go basis....

England can't camp ect on land or caravans ect ... scotland open land laws means u can just move them around every few days Or do what I want to do if I can't get land go into the woods and build a place to stay 😅 10 years later its yours 😅😅

The minute you put anything in a field here structure wise that’s not supposed to be there the next morning you will have a letter telling you to remove it or they just send a fine and tell you to remove it as well.either because someone squealed or I’ve been told Digimap scans the island each day. and if anything new that is not on the official planning map structure wise. is highlighted by algorithms and someone looks into it 🤷🏻‍♂️👍🇬🇬

Hello, if I was to buy a parcel of land, 13 acres….and apply to build a barn, then move onto the land and start building a barn within 3 years. Then complete the barn within the next 3 years. Brilliant video, very informative. I've noticed that woodland is quite a bit cheaper than agricultural land. Do you think there's a case to buy woodland, then try to shift it's usage towards more agricultural uses, e.g. producing mushrooms and berries, or maybe introducing goats to curtail bushy undergrowth for the health of woodland? My thinking is that at some point you could probably make a case to formally reclassify the land as mixed woodland/agricultural, and it would then benefit from all the Agricultural Permitted Development Rights that you've outlined here.

U get forestry right with woodland, its easier to build a barn but harder to build a house

Research Agroforestry. Not sure if it would work? But mixed native trees with understory food crops and fruit and nut trees? Not sure if grey area whether that would be forestry still or agriculture, but it's a productive way to use your land for food. Although it's very long term since many nut trees take a decade to really produce. Great for long term business plan though perhaps? Sorry not got more info than that, but KZbin or Google Agroforestry for more.

If u have registered other address for council tax they can't prove ur living there as u technically live somewhere else, u are just there on the odd occasion over nite to help speed the building process up

You can look on google map for the postcode of your land, give your plot a mane like “ haven place “ eg. A sign 🪧 postbox. Royal mail private service the local post man will find you.

Theoretically that's what's supposed to happen. In reality you can't fill in online forms because the system doesn't like it and what post you get goes to the nearest house and if you're lucky they'll give it to you, or put it in the bin.​@@hoannguyen-re4zm

12.5 is the minimum for permitted development rights. Basically permitted developments are a much more streamlined, shorter, easier process through planning permission. For less acres you'd have to submit a full planning application, which takes longer and has a higher % of rejections. That doesn't mean it's impossible, so go for it and appeal rejections. You can still run an agricultural business to support your planning application. If you have a business plan and register as a business under health and safety legislation, you have to provide 'welfare unit' for staff to use the bathroom and get out of the rain. So, a lot of people get a double wide static caravan and tell the council it's a welfare unit to meet health and safety requirements. You can stay on the land without planning for 28 days without planning permission, so many just move in. Unless you've a persistent neighbour to take pictures of you everyday thw council hasn't got the funds to stake you out.

I do envy people who can live off the grid. I am too poorly to do this, and, to be honest, wouldn't be able to do it anyway. I have always been a lazy sob! I know. Living off the grid is probably cheaper in the long run than not, but it's not something I have ever wanted to do. Here in the UK we do have some amazing scenery, especially where I live in the Cotswolds, but I am just happy to visit it once in a while and then go back to my easy to look after, rented home! And regarding rent, other bills, I m paying about £200 a month at the moment as my rent is being paid for and I am housebound and on permanent oxygen and have other health issues. I guess that's the other problem living remotely is, if you do get injured, lose the use of your legs (as is almost the case with me,( which is hopefully never for you,)) but it could happen, then what happens to your land? Sorry for the long comment.

If the council ask for council tax, ask them for an invoice showing VAT. As a registered business councils should send you an invoice if you owe them money. This is law in the UK. Council tax bills state they are a “demand” for money, not an invoice. Do some research as people are not paying as demands for payment are not legal.

I think it's absolute BS that you have to be doing a business on that land to develop it. In countries like Canada or America you can just buy a piece of land and pretty much do whatever you want with it. Turn it into a farm, use it for storage, build a little home and surround yourself in woodland whatever takes your fancy. In this country it's either be a farmer or live like you're in a can of sardines so close to your neighbours you can hear their damn toilet flushing!
