Hey man, thanks for the vid! planning to buy houses like this in cash. So it would be 17% cap rate as I have no mortgage right? how are they doing such a high cap rate?

Cleveland's houses didn't appreciate there is significant supply. This section 8 type housing rent isn't unlimited, most houses rent for far below the rate he's showing. Many of these neighborhoods are in bad locations. They are still profitable but as I read somewhere, you will be earning this profit far more than in other areas as the people who would live here are often struggling financially.
