A seller might want to do this for speed of sale, selling as-is and in need of repairs, a higher potential profit, and/or tax benefits. These motivations apply during both a good and bad market. Hope that helps 😃

You can do a skip trace and reach out.

But how do you just take over payments? Do you have to qualify?

You would just need to discuss and settle on the terms with the seller, so technically qualifying isn't necessary. I hope that makes sense! Let me know if you have any other questions, I'd love to answer them.

You're not really finding seller financers. You're just finding people and then trying to convince them to do seller financing.

What I've gathered from other videos is that a lot of sellers don't consider doing it beforehand because they don't know about it, or why it would benefit them. That's where you have to teach them, and hopefully sell it well to get them to do it.
