I just would like to give some thanks to Grant , I have literally listened to most of these REI, Coaching platforms and everyone building these Teams , but I really want to thank you Grant again , I feel you give so much more to us learning , and understanding these techniques without going out and spending 5 or 10,000 dollars and joining these groups , which I'm not able to spend or I would join somebody's team , there is a lot to learn and you really do explain things in full details, where some guys only explain things to a point , so without writing a book thanks for everything your doing on this platform

The contracts would need to be specific for your state and owner financing. You may or may not be able to use your current contract with an addendum, but the terms would need to be clearly tailored for a sub2 or wrap transaction.

You would have the title company create a warranty deed with vendors lien to transfer the title to you, a real estate lien note to secure the debt to the seller, and a security instrument such as a deed of trust or mortgage to allow the seller to foreclose in the event of default.

The purchaser at auction would be purchasing the property subject to the first and second lien position. When going to auction you must be very careful to know what lien position is foreclosed on.

WhaT happens if you dont have a mortgage on you home and you do sellers financing and three moths later the buyer stops there payments can you still do a deed lou foreclosure? Or do the have to sign a contract that would make them give up the home back?

If the buyer was willing to Deed in Lieu, then yes you could do that, but if they were not willing you would have to foreclose. A contract created in advance of a foreclosure that would require a buyer to skip the foreclosure process is not legal to the best of my knowledge. The laws for foreclosure are there for a reason, and you can not write a contract to skip the law.

They don’t have any options. Usually those are the people who cannot qualify for the loan traditionally so this way of purchasing is their only option.

Why would a seller sell to you without venting you? They would pull credit and call your employer if you were only renting from them. Now you are asking for the seller deeding you their house.
