at some point you even put in transfer air grills on either side of the double door and a fire alarm well done. If I were you I would mount the grills down so you can't see through them but you clearly know what your doing so hats off. very well done.

I see some plastic going up, but I didn’t see it behind the studs of your exterior walls. Did you not put up a plastic vapor barrier between your concrete foundation and your insulation batting?! I thought that it was code just about everywhere to leave an air gap and use a vapor barrier to protect your insulation from getting wet from possible condensation that may wick through the concrete.

Colorado has expansive soil. So when it moves the concrete it has a little wiggle room before it cracks drywall.

@@moa.3343 There's double bottom plates one attached to the concrete and one floating above attached to your vertical members. You then run 60d spikes through both plates to keep the floating wall in line with the bottom plate attached to the concrete. Which allows for expansion and contraction.

I see that there are floating walls, maybe 2" - 3", for when the concrete slab moves. What about the doors? Looks like the door frame just sits right on the concrete slab. What happens if the floor moves up?

Very nice DIY Basement. My basement is "finished" but not very well. Cant imagine it's up to code. I'm wanting to finish it the right way like yours. My question is how much experience did you have prior to finishing yours? Also what would be your biggest piece of advice?

It's called a floating wall, required by code in Colorado. It prevents your basement walls from destabilizing the above structure based on any movement in your foundation.

Total rookie here...QUESTION: You left the gap from the floor in your framing, why did you do that? Is nothing needed in between that gap? Can you explain for the new guy? We are closing on our house next month and a basement remodel is top priority.

It's called a floating wall. As the soils expand and contract it keeps your basement walls from pushing your upper floor off the foundation and causing major structural issues.

Required in Colorado so the concrete slab has room to move up and down due to shifting soils.

Search for "floating walls basement". If the wall doesn't float, i.e., it goes from the concrete floor to the joist above and the concrete floors moves up due to swelling of the "expansive" soil in Colorado, it will push up the floor above. That can lead to cracked floor tiles, cracked granite countertops, etc.

yes I did permit, if you invest so much time and $ I think you want permit. I did the scale plan my self in Microsoft VISIO, you can do it as well, in Colorado it does not need to be fancy plan

Very nice work! I noticed you didn't lay a sub floor on the concrete, did you have padding and carpeting installed directly on top of the concrete floor? I'm in the process of finishing my basement now and trying to decide if I want to install a sub floor or not.

My brother finished his basement project only 4 months ago. Walls built like this, too. He opted to install a good quality engineered wood ‘click’ plank floor with a foam lining between the planks and the concrete. Beautiful results. Last weekend, heavy rainstorms arrived. The sump pump float jammed, with 2 to 3 inches of water flooding his basement by the time he’d come home from running a few weekend errands. Got the sump pump running immediately, used a wet vac, and set up his industrial blower fan. Within a day, the floor began buckling. It’s a total loss. I’m advising him to float a dyed epoxy over the entire area, or install a glue-in-place luxury vinyl ‘wood’ plank floor (the Mannington Adura line is a fantastic product that I’ve used in a bathroom). Rather than use his current throw rugs, which are taking a long time to dry, I’d like him to consider a product called FLOR carpet squares. The 17”x17” carpet tiles come in a variety of colors, patterns, and textures which can be used to create custom-sized rugs. I’ve used these for at least 10 years, and have recommended them to my interior design clients. They DO NOT look like those cheap, commercial carpet squares, either. They’re backed with a sturdy, flexible vinyl that acts as an insulator between the finished floor and your feet. If you spill a drink or food, you lift up the tile(s), wash them off in your sink, let them air dry, and set them back in place. Also, just in case the basement floods again, the carpet squares can be removed, set on end to drain/dry on the patio or in the garage, and then be reassembled in the basement.

does it worth getting a permit or just do it? not sure how much hassle it would be to get their inspections done

Always go through the trouble of getting a permit. We were remodeling our house, with permits, and discovered upon opening a few walls that the prior owner had inferior, out-of-code, work done years before. Really sloppy and dangerous electrical work done (wrong gauge wire, weirdo wire twists and spiraling, etc) during a kitchen ‘refresh’ done about 5 years before we purchased the place. The homeowner, a widow, failed to disclose the electrical work, claiming only the cabinets had been refaced, and appliances had been replaced. When we removed the cabinets and opened the walls, we discovered evidence of fire; charred interior wall 2x4 supports and the back side of the cabinets above the cooktop. We pulled the wood veneer off the cabinets (part of that ‘refresh’ job) to reveal further wood char! There’s no way that the owner and her real estate agent (her son) could have let this slip their minds during the disclosure process. About 10% into our remodel (the kitchen was gutted), we were informed of a job transfer, moving us 1,000 miles away! We hustled to complete the job, which included removing a load-bearing wall, pouring new footers, upgrading the electrical service, adding some plumbing, installing all new kitchen appliances, new flooring, and a new water heater and furnace. Having our plans, permits, and final inspections signed off and available for viewing during the Open House weekend helped us sell our house in a week.

There's a bottom plate attached to the concrete and a 60d nail running through both bottom plates to keep the wall from moving around

@@licedmilk But if the soil expands, isn't it going to push the perimeter concrete wall up anyway? At that point, wouldn't you want the whole foundation and therefore the whole house to go up and down at the same time, rather than just the perimeter?

@@Insidiousotter it doesn't work like that for a few reasons. This basement is built in Colorado and Colorado is probably the most known state where almost all counties I know of require floating walls in the basement. Colorados soils contain a lot of expansive clays like betonite which can expand up to 8x it's size based on it's absorption of water. For one soils aren't always uniform so you might have more moisture and hydrostatic pressure on one side of the foundation than the other. Even if soils were uniform, water flow always isn't. For example, especially in Colorado where there is a lot of direct winter sun the southwest side of a home will melt quicker whereas the northeast side of the home may remain as a snow patch for much of the year. Or maybe water is diverted away from the home better on one side or the other. Or a retaining wall without proper drainage might collect water into expansive soils near a foundation. Ultimately concrete is an absorbent material and while it is very rigid, does go through expansion and contraction a lot. The structural damage caused by expansive soils happens slowly over a long period of time. You usually don't realize till it's too late and the structural integrity is lost due the upper floors potentially sitting on top of a 2x4 foundation instead of concrete foundation as the home was designed..

How did you float the walls for the shower? If the shower base is attached to the floor and it moves up wouldn't the tile crack that is attached to the floating wall?

It honestly depends the age of his house, If his house was built before the mid 90s before they started installing moisture barriers then you are right, this will have to be ripped out in time.
