Great video. I was directed here by another host after I was terminated from the app last week. A lady rented our home for her husband’s employees. They completely trashed the place, had extra guests, broke windows, ruined furniture, had nine guys in the house regularly for dinner and video games (listing was for 4 guests)…. But now that I am kicked off the app, I can’t even see the chat history to obtain proof to defend myself. Anyone else run into this issue?

Details: we were kicked off for a privacy violation. We were doing a repair to the drywall, and I went to the house to paint. I gave ample notice, about a week, with a reminder the day before. I enter the home and found a hookah. Lots of vaping device. A candle burning unattended. I was really shocked and scared bc we were supposed to show the home to a potential buyer in 3 days. The guest of course knew about this. I actually denied her extension of the rental because I told her it would be bothersome to her, but she begged me for weeks and agreed that it wouldn’t be a problem if I showed the house while they were staying there. Anyway, one of the bedroom doors was a jar, and I looked in and saw a bunch of marijuana and pipes. Pretty dirty room. I glanced in the other room and was absolutely disgusted to find bottles of urine, old food, nails in the wall, damaged furniture, etc. I got a partial pay out for cleaning and damages, but did not get the full September rent and was kicked off the app, even after telling my side of the story

That’s horrible! Yes I’ve had this happen when I’ve had an issue about a year ago! Airbnb deleted all the chat messages! I had taken screen shots of all the messages as we went! Note to self ALWAYS take screen shots of conversation chats with Airbnb! Always!

Hey Sean! Rich here from Pensacola Beach Florida. Airbnb did something yesterday I have never seen before. I sent my notice that I intend to arbitrate an issue on 1/18/24 and yesterday AIRBNB blindsided me by suspending ALL my listings without explanation etc. Feels pretty retaliatory in nature and I have been working to move my entire business model over to AIRBNB. @@AirbnbAutomated

Hey Sean, I learned in one of your videos that by turning on the smart pricing feature of Airbnb we could potentially increase the views of our listing by as much as 11X. Seen this in the "I dropped my cleaning fee" video. However, I was wondering on the possibility to turn on this feature to get the benefits of increased traffic to our listings while still running our own pricing strategy in the back-end. Any comments on how can we blend our own pricing strategy while activating the smart pricing feature of Airbnb?

You would toggle between strategies. Once you have some bookings and no longer need smart pricing to artificially bump you in the algorithm, then you can go back to a more appropriate strategy.

Is smartpricing a feature that I should be using only occasionally to boost my visibility temporarily? If this is the case, when should it be used and when it shouldn't?

They once refunded my guest on an ECP on an ultra high season stay (Christmas and NY) because the husband got "Phlebitis" and couldn't fly. They were supposed to get their medical documentation in within 10 days and didn't. So Airbnb paid me out. Within two days they took it right back, saying the documents came in...and the $$ was already in my account! Directly violating their own policy! I could not rebook, we are a fly-in destination, and sat empty during my most lucrative two weeks of the year. I even had to return my kids' Christmas presents! Unfortunately, this was many years ago.....at least five, so I can't file arbitration.

He kinda skips over the waiting of 30 days for filing arbitration. I read in TOS the other day that a form must be filed withing 30 days. Im wondering if you must tell them you are filing for arbitration within 30 of the incident or 30 days of them telling you what they are not covering. Any clarity on this or the form that ABB declared you have to file within 30 days?

He said in many cases people skip waiting the 21 days. Because airbnb often doesn’t respond, but also never settles pre arbitration

Before filing for arbitration with AAA you’re supposed to provide them 30 days notice to the address included in the terms of service. In 3 1/2+ years they’ve never responded to a pre-arbitration dispute resolution notice.
