Watching this video changed my life! I was offered a job in property management with 0 experience! I can’t believe it! As soon as I finished presenting my binder I was offered the job. @@adrontube3361Absolutely! Being a new property manager can seem intimidating but I have a really supportive team behind me. I work for Mercy Housing and I love the company! It’s a company that really wants to see you grow. Several of their employees have been there 5, 10, 20 years all the way to retirement. I work at a property that offers permanent supportive housing and we have onsite case management and resident services. With us having what is considered a “big” team I am able to learn from everyone, network and discover new resources for myself and the residents. Our property is revitalized and has made a huge turn around for the community. We are now in our second year of occupancy and the property has been awarded Reader Choice Awards and a few others. The city has publicly recognized and thanked Mercy Housing for bringing this opportunity to the community. Our cooperate office receives many compliments about our property. Watching this KZbin video gave me the piece of knowledge to be able to find my way into an opportunity like this. If you’re interested in getting into property management I highly recommend it!

I had experience with low income MSHDA/HUD properties but no certification at that time. I am now in conventional multi-family and have have added Leasing Management to my resume and am currently enrolled in Leasing University. The salary that I started at was well above the typical pay rate for an Assistant Property Manager but the property that I was at was distressed and had many issues.

🌟As a hiring manager, I'm asked this question often. When Candidates don't have direct work experience, I often look at volunteer and other experience, or coops, or other side projects which demonstrate initiative and creativity. This can be especially helpful as it demonstrates aptitude and drive, both of which are important qualities for new hires. Hope that helps. 😊

I wish more property managers were like you however the interesting but disappointing thing I've discovered where I live, 95% of them see you have no experience and immediately dismiss you and you don't even hear back not even to say better luck next time, butter off whatever it's really disappointing because some people have life experiences that have created skills and abilities within that would make them an ideal leasing consultant period what I mean by this is karma I've studied law in cognitive psychology but I also know property law, landlord tenant law, fair housing regulations & I can read people like nobody's business. So I know I would be an asset to a property but can't seem to get that across without sounding as though I'm desperately begging.

I'm currently interviewing for property management position. They conduct three interviews to get hired. I did the second interview yesterday. I was feeling it went very well. Today I'm working on researching and looking for ideas and things I need to work on. I just finished watching your video. After watching your video I felt like I should have asked more questions. When I called them back. The manager from my interview was not available. So I proceeded to voice my questions to there leasing manager. She informed me that she is the one I'd be doing my final interview with. And she was really pleased to hear I was doing my homework on there company. And I got the hint that I would have not got employed if I had not reached out to them. So THANK YOU for your video. If I do end up getting the position. It was because of what you just taught me.

This is a good proactive approach to show your iniative and the importance of increasing occupancy - a key metric. Leasing University looks great for the sales aspect - a key area where many otherwise good managers are lacking. Along with being a great salesperson, you will also need specifics on how to sell. You will also need to be able to perform all the tasks required to be a property manager.

This was such great information. I just finished up a program and received a diploma for property management. I am currently in school to obtain my bachelors in business administration. I am looking forward to this career switch after spending over 5 years working in sales and tech support I know for a fact my true calling is in real estate, leasing or property management. I love assisting people finding their homes and giving tours of different property’s. I have helped several friends and family find there homes so now I think it’s time for me to actually get j to the field. I am hoping that after enrolling into and completing leasing university I can’t get my first real job in either property management or leasing consulting

I'm planning to stay with them for about 2 years as I build experience, but then I want to move into a position with a higher end apartment community. @@LeasingUniversity Thinking about, I realized that "Organization" is probably one of the top answers to the question: "In your opinion, what traits should a (fill in the blank) possess?" I think I blew my phone inerview on that question. I mentioned multi-tasking, resilience, and industrious...all of which are true for the postion I was applying for...but I left out organization...which is critical to that position. Ugh.

Anne Lowney typically the only way to get it (if you are interviewing) is to call the community and ask them what their current occupancy is.

As a Regional if you came to me with just this CLC I would be very confused. I would see it as you are easily sold on ideas if I just Googled "CLC property manager certification" and that isn't great in this industry especially if you are going to work in tax credit or section 8 housing. The best thing to do is go to NPMA and get a CPPS certification if you have no experience as this is an industry recognized organization. You take an exam that shows employers a few things: 1) You know how to research about breaking into the industry and understand the certifications that are universally accepted by all the larger firms. 2) You have the basic knowledge and have been tested formally. 3) you have the ambition to get started. Once you get a job as a property manager, stay there for 3 years and go get your CPM (Certified Property Manager) via IREM. This is a great certification to have to get the higher paying salaries and most companies will pay for you to get certifications. When I was a PM, the company paid for my CPM and my real estate license. I want to be clear that I am not saying taking his course won't help, Maybe take the course to learn the fundamentals and then get your CPPS to show employers that you understand the material. but for 20USD you can get the handbook for the CPPS straight from the organization that gives you all the information to pass their certification. There are different certification organizations in this industry that are from many different property management organizations so see what organizations that the properties in your area are involved with and go with that organization. CPPS requires no job experience and that is why I recommend that one to start and then go for your CPM later. Once you are ready for a regional or area manager position, that CPM and real estate license will be great. NOTE: I am in Ohio which doesn't require a real estate license for a typical property manager position. Some states do and others require you to have a license if you are approving applications or creating terms on leases like we do in Ohio so make sure you research that for your state or area

Hi Matt!! I need some advice. My father owns 2 residential properties and 4 commercial strip malls. Ever since I was a kid, I have been working with him on the side helping with these properties. Fast forward and now I am 24 years old with a Bachelors Degree in International Business and currently working fulltime with my father who is now 75 looking to retire. We currently have a management company in place doing the leases, maintenance, and service calls for us but I firmly believe I can do all of those things better myself. I am currently enrolled in a course to obtain my Real Estate license in my home state (MA) but feel like I should be doing more. Do you have any advice for me? My father is extremely old school and I have been working to modernize and streamline our process but need some advice. I would love to speak to you about this if possible.

This is very good life advice. My concern is that if I seem like I know more than I do or I'm more qualified than I am, they wont show me the ropes.

you didn't have to flex on us with that old school car like that lol you make great videos Matt ! I'm taking all of your teachings and I'm going to apply to become a property manager. I'm going to have a great personal cover letter... and my strategy is to go into the interview with a trial run from a property manager software. I was going to have it set up so they can see how simple this software is and to show them that i know how to work my way around a property manager system.. would you recommend this plan ? again great videos ! I'm subscribing right now ( Don't know why I didn't subscribe sooner if I'm being honest )

Christian. Great question. I LOVE your enthusiasm and creativity with the "software" idea but worry it could be a distraction. Does it make more sense to keep the focus on your ability to close leases and generate top-line revenue? Those are the most important items for any owner or property. I am semi retired and I am a property manager. I would like to be a leasing consultant, but part time. Is that something that places even look for? I am also getting ready to sit for my home inspectors license. I live in Florida.
