Hi Matt, Thank you for sharing! The last Leasing Consultant was stomped after you stated you're coming down. Your tone appeared as though you were in a hurry, so she deserves a B- considering. You actually sound like a secret shopper or in a hurry. Most trainers are mindful of their tone during these experiments and understand unless rehearsed, some callers may be missed due to staffing structure. A prospect would not be happy with an agent who says "come on down" to discover nothing is available for the next 60 days. Please make a video on how to guide a conversation when your leasing schedule is booked but a prospect is headed to the leasing office without a set budget. Best,

I'm reading a great book on leasing. 7 Secrets to Successful Apartment Leasing. I am so grateful there is so much information out there. Dude, you are absolutely amazing! You bring up so many good points. Many leasing consultants don't ask the right questions or take the time to get to know you or your needs. This is CRUCIAL because you could be wasting your time, or the clients time if you don't have a full picture view.

Wow this is interesting, watching this before I start my new job and just coming into the field. Looking at this as a renter, I would be annoyed by all these questions, all you need to know is my budget, how many bedrooms I want and when I want to move in lol…. Can’t wait to look back at this once I get into the field to see how my opinion changes.

I’m actually interested in switching into Property Management with an education background, and I have a grad school degree in business. I feel like with you, I could become what I need to be successful initially and so on. This video right here shows it! The grade I would give the first caller is the letter grade of a “D”. I’m giving this grade because he was not friendly on the telephone and he was not “welcoming” during the conversation. In addition, he did not address Matt by his first name or last when asking questions. Plus, he did not pursue a line of questioning that would best serve Matt’s wants and needs.

I have been a temping as a leasing agent for about 4 years. I was really shocked you said we should not ask for a "price range". I think this is very important because many people are ready struggling financially and so many people have Sect 8 vouchers. Their time has been waisted 😞

Yes, I’m a leasing manager in NY and I absolutely ask what’s their price range. Most prospects are price thriven and have a specific budget in mind and knowing that budget will help in narrowing down the apartment selection. Besides not asking for the price I loved the video !

Booking appointment is priority always. Be as kind and inviting as possible give open invitations and your leasing specials. Encourage them to feel they can’t get the full experience from the website

I feel the 1st call was a little misleading that you wanted the appointment. Maybe he would’ve asked more? It’s only 3 rings once it reaches the office as well The 2nd call is so cringe so many deterrents and opportunities to open up situations to get rejection These are gold basics for booking appointments for phone leads in any sales department. You want to avoid saying no or rejecting wants as much as possible when on phone calls. Will be watching more videos right now Done many sales jobs and still find this info useful and good reminders

Sharing your videos with my 19 yo who is leasing while in college! Don’t forget saying “perfect” after every question or piece of information collected. OMG drives me nuts… how is your day going …perfect. How many bedrooms are you looking for….perfect. What is your phone number… perfect. Ugh 😩
