Awesome video, answered so many questions! In your opinion, what’s the competitive advantage of a 650 qf, 1 bedroom ADU over a regular 1 bedroom house? Why would a renter go for an ADU if they could rent a 1 bedroom house for the same price? I’m thinking from an ADU planner’s perspective.

Good question ...the ADU will be newer, and will likely have newer finishes including new floors, new lighting fixtures, a new kitchen, new bath, separate meters, and possibly new AC. It can command higher rents (probably a few hundred dollars) if it's new build and has modern amenities.

How do you separate utilities? Or does it get charged all to one person main house?

Depending on the municipality/size of the ADU, a separate address & separate water/gas/power meter might be required...

We've built ADU's with their own electrical + gas meters, that way the tenant pays their own bill...

What would you say a good size backyard for a detached ADU? is 37.5 X 47 to small? Not counting setbacks. So it would be even smaller.

Would love to hear your thoughts on building below grade if your city has a height limit of 16 feet. Also is it better to go 2 stories to keep the footprint smaller in a small yard.(see below comment) And how much does that normally increase the budget. Thanks! Great video as usual.

Hi Scott - "below grade" is not feasible (due to drainage issues and costly retaining walls) two story ADUs are allowed in certain neighborhoods but can be almost "twice" as expensive as attached/detached ADU, so it is out of budget for most homeowners... want to learn more?
