From my understanding, multiple credit pulls do not have a score hit beyond the first one within 30 days. I recently purchased a couple properties and during lender shopping I had my credit pulled by a dozen banks, my score went down 3-5 points total. I don't think this is really something to worry about, especially if you end up getting the loan, it will more than make up for the slight hit.

You can also get you 3 credit reports for free once a yr from the goverment. Dosent hurt your credit or anything. (Atleast for the first pull thats free)

find a local broker and ask them about a DSCR loan (debt service coverage ratio) - you put 20-25% down and the payment (PITI) is less than the rents you can get a loan. Slightly higher rate and feesf but possible. Cheers!

I like the video but it's not quite as easy as you make it sound if you're getting a conventional loan. Cause you can't lock the rate until they do their initial approval and by then one if the other banks you were looking into may have a better rate. The other thing is closing costs differ as well so that should be taken into account.

From my very basic understanding, you secure a total for the loan, but you won’t get the loan until you close on a deal? So you can get a confirmed rate, but choose to use a different one? Sorry if it wasn’t a solid answer haha

Multiple pulls don't impact your score any more than the first. If you're gonna have one pull, might as well have them all do it so long as you're gonna move forward in the 45 day window.

One of my favorite pieces of advice: “Search long and hard for the very best price, you’ll find the biggest liar.” Essentially buyer beware if you are only focused on price/rate and don’t do any research on the quality/reputation of the lender you’ll be gambling. Cheers!

Yeah.... no that is sleazy.... sorry. I can understand one round of making them compete. But to go back multiple times knowing you’re not going to use that person is pretty low. RE is about RElationships. I’ve bought and sold over 200 homes and would never consider doing this to my loan officer. Chandler I know you’re in the service industry and maybe it’s different selling pest control but I had a hard time watching this one. Otherwise I love watching the rest of what you got to share.

I’ve had banks or credit unions tell me before “to continue with the application we have to run your credit to give you accurate numbers” even though I would tell them what my credit score is based off credit karma. What would you suggest I could counter them with to not reach a stopping point?

If you're worried about your score dropping by 3pts you're probably not ready for a mortgage, IMO.

Credit karma doesn't always display your actual credit score. Experian does though anyways checking your credit will only drop 5 points so it's not a big deal.

This only maybe works in hyper-competitive markets. Try doing this in the mid-west and you'll get shown the door right quick. Graham says to do this exact same thing on his channel. With lines out the door for mortgages, unless you're getting a $million or more, why would anyone waste their time jumping through hoops?
