Hi Saj, great content as usual! How would the title split work in the first strategy as I believe you can’t own the freehold and leasehold of a property in the same company?

Saj , wanted to ask: if you purchased the freehold property through your ltd company, and you split the titles, who do you give the long leases to? Because I am assuming that the bank will only give 75 % of the value of each flat individually within a block if individual leases are present and they do not let the long lease and freeholder to be under the same name.

Great video Saj. My primary question around the title splitting strategy is how do you finace these deals? Assume you want to buy a MUFB at auction for 600k which has 1 title and don't have all cash or want to use investor finance. Are there bridging lenders, who will loan 70% of the purchase price (£600k), and how can you then split the titles, as it would affect the lenders security? Interested to hear your thoughts.

My solicitor says the registry won't split a plot of land into different titles. They're too busy.

I aapreciate your success in property management , however would it be pertinent to develop a presentation to provide a balanced view to maximise investment potential to reduce the cyclical effects when property income is less attractive and potentially losing £

Great video! Do you see any issue with title splitting a property into 2 flats, if the property is Leasehold? Is that allowed? if yes, are the 2 new flats going to still be paying the monthly or yearly Lease fee?

You would need planning permission and Freeholder consent.

Hi Saj, Love your videos. I own 1st floor flat with freehold of building. There is no lease on my flat. I want to convert 1st floor flat into 2 flats by just changing layout. Do i need planning permission from council? Can i just split title using solicitor and make 2 leases for 2 flats or do I have to have planning permission from council?

This is not straight forward. You will need planning permission, the conversion will need to comply will building regulations and Freeholder consent is required. Unless you are sole owner of the Freehold I suspect you will still need consent from the other Freeholders.

Salaam brother Ramadan Mubarak this is a subject I am currently struggling with I have a couple of properties which have been converted into flats about 15-20 years ago without planning however they have been rented since got separate utilities and council tax for each flat not sure on the procedure on how to split the titles or if I need lawful development certificate etc it’s all a bit confusing.

I would get a lawful development certificate first. Then you can create new leases for each flat.

You forgot to mention the cost involved: legal cost, LR registration fee, etc.per unit. Also, what are the specialists you need apart from solicitor.

A little confused by your maths and working out. You assumed £70k value per 1 bedroom apartment and you wrote down 12 apartments/units. The 12 units are not all flats , 6 flats and 6 shops.

Saj, Please don't take it the wrong way.. But the gimmick thumbs up slides and random models in your vids take the professionalism away from your credibility. Don't undo the amazing respectability that you have built up! It looked far better at a desk and your using far too many swoosh sound effects.. Creatives advising aren't always right! (I work with a NRLA training programme)
