This is strictly a suggestion - grade the property so the center of the gravel area is 4 to 6 inches lower than next to the buildings. This will greatly improve water run-off from the buildings. Also, lower towards the street. Just my $.02 worth 😁

Looks like a very old Ventrac but I would think that it would still be compatible with the KP540 Power Rake and the KJ520 Broom. If those attachments are available to rent, they will make the place look even better in half the time. Ventrac it built right there in Orrville Ohio

Great job guys I have used this setup alot this passed summer and I find that if you can grab a few cinder blocks and place them on top of the power rake it really REALLY helps get those teeth right down into should ground. But it's looking pretty good

I had one of those units. Shawn, you are right in doing many passes. It works great in softball fields, used it to seed lawns and driveways. When I went a little deep the front “tine’s” would bend ! You can crown a driveway with the unit also. I believe that they are selling for around $1500 and you get Free Shipping! Go slow on lowering it especially if it’s hard! Think you can add up to 70 lbs of weight, although on the one you are using I don’t see any holder’s for concrete block.

Pertaining to the sidewalks. In my city the property owner is responsible for maintaining the sidewalks. The city will repair or replace the sidewalk if they damage it. The city only will replace it if it becomes large scale such as new infrastructure. The wheelchair cuts will only repair a small portion of the walks. I've seen them put in a curb cut with all of the required curbs, ramps, markings and there is no sidewalks.

I think you could get an estimate for the sidewalks and then submit it to the city to request funding upon completion. That way you would get a response so you would know if they would cover the cost or how much they may cover. Then usually you can send before and after pictures of the work as prof and they usually send you a reimbursement check. I haven't done this myself but read up on it a few years ago. I could be remembering wrong though. Glad to see you guys sprucing up the place, looks great!

I don’t know about where you live, but in Oklahoma, the city only puts in the sidewalks once- when the land is developed. After that it’s the homeowners responsibility (or the businesses)

You’ve got a neat little storage facility there. Your efforts at cleaning up the grounds and catching up on the maintenance is going a long way towards making the place stand out. The regrading of the grounds will give the place a much more cared for look. I think the red brick road is the coolest aesthetic feature of your location. It’s just so cool. I found your facility on google earth and after looking over the neighborhood, I suspect any sidewalk upgrade is going to be on your dime, as I doubt the city will show much interest in such a project. But a spiffing up the the property will definitely help the looks of the area. Have you tried the cafe down the street? Looks like one of those unique local places.

The ventrac power rake is the attachment you need for that gravel. It goes on the front and you can go either direction. It really digs in if you want it too. Also...I would have waited until spring to do it as you will be messing it up with that plow. It did a good job but the Ventrac attachment is where its at. Great video and example of what thus attachment does.

Suggestion! Since you are the property owner no license required. Spray with glyphosate to kill off the winter weeds, and then spray with Pramitol 25E, won’t have the grass or weeds in the gravel through most of next year. Treat the ground spring and fall with the Pramitol and it will stay clear.

This time of year anything you loosen up will end up getting plowed off. I would probably try to cut a swale down the center of the two buildings in the spring so water will drain off. Spray it with a herbicide like Sahara in the spring and you won’t get any weeds all year.

Depending on the length of your driveway, I wouldn't recommend that implement. But also take in account budget. I would recommend a Gravel Rascal from abi. If you have a subcompact tractor, the Gravel Rascal can be adapted to 3point use. I have a TR3 Rake from abi for my 42hp tractor. It was $4,500 and works great for landscaping & gravel lot revitalization. The Gravel Rascal has actual scarifiers that can dig hard packed gravel or clearing soil.

Ventrac have an implement for that task that mounts on the front of the machine, and is active (power driven from the PTO) called the power rake. Has a metal roller with carbide tipped spikes all around it that spins and digs gravel/soil/whatever and distributes it where you want. It's very close coupled to the machine to allow very close access, unlike the towed unit you were using. Suggest that you look at either the Ventrac videos or Tractor Time with Tim videos, both on KZbin to become familiar with that unit. Don't know whether you hire that attachment in your area though.

Generally, sidewalks are you're responsibility, but you'll need to check with the city and also find out what the process is as far as their sidewalk specs and permitting process. I would suspect they'll want that corner sidewalk changed to allow for wheelchair access.

Unfortunately the walk way situation is usually the owners responsibility. At least it is in the 3 states I have lived in. Same thing for sidewalks in front of your house. Even though the cities put them in they make the homeowners maintain and repair/replace at the homeowners expense. Personally I think it’s bull hockey but not much we can do about it….

I love Christmas lights so I'm thinking about doing Christmas light installations, were I live it gets just cold enough to make the grass stop growing but warm enough I only get 1 or 2 snow storms that usually are pretty mild
