I bought a foreclosure in 2008 & broke even. I considered myself lucky to sell it before the market crashed that year.

Well, I've always looked at it this way. A foreclosure has a story behind it of dreams lost, sorrow, struggle, and sadness. I couldn't in good conscience "flip" a house and make money off of someone else's pain. Just say'in. But I've always worked for my money as a Tradesman so there's that. Then, there's this, I'm building a Timber Frame home for my wife and I with my own hands from lumber I milled myself all debt-free. No one will be able to take it from me unless it's from cold dead hands.

Most neighbors are usually very happy to see foreclosures purchased and brought back to life. Some sit empty for years before they hit the market, so it can pull neighbors property values down with it. I agree that it's sad when someone loses a home, but I've also met a lot of people in my career who have had to short sell a home or they lost it to the bank and years later I catch up with them and they're doing better than ever and they have no regrets because what was a bad situation, sometimes no fault of their own they just had circumstances that were beyond their control, is far behind them and they're in a much better place.

I feel the same way, not sure how someone is OK with capitalizing on someone else's burden, guess I'll never be rich..then again never wanted to be rich, but what's mine is mine and never had to mess anyone over to get it.

@TheRealWayneTurner YES, but to every one of those stories there are 10 people who lost their home, destroyed their family and had to move into a tent to survive. The work I do doesn't have that kind of negative aspect to it. My stories are ones of adventure, challenges, hardships and obstacles overcome. The joy of creating something of lasting beauty and function. I'm a Blacksmith and Timber Framer It's a totally different lifestyle and existence than being in Real Estate so I understand what you're saying. My bottom line is that it's not just about the money but following my passion for the crafts I am a part of. The clue you are following your passion is when 5 hours seems like 5 minutes. That's what I live for. Time stands still. Good luck in whatever you do Wayne. Just remember compassion in your dealings with people (which I think you do)and you'll be fine.

There are loans available for self employed individuals, you just need to have 2 years of tax returns

The problem with most foreclosures they are "occupied" and you are not allowed to inspect as it would be considered violation of no trespassing law. So you have to buy it blind. It's extremely difficult to do due diligence for foreclosures. Occupied: Do not disturb occupants. Trespassing is a criminal offense. Title and Liens: Some liens are removed after a foreclosure property sale, but certain liens may remain. That's insane amount of risk. Does not smell like money to me. More like money pit.

You have to know your numbers and make assumptions on the condition of the property based on the information you have. Don't go to an auction without knowing the maximum you can spend on a property before you start losing. You have to be willing to walk away

Depending on the county you live in, there are several programs that help people who really are on hard times and are trying to get through a situation. However, there are opportunities for investment minded folks, with skill sets, that can make the most of a dire situation by bringing good to the world. For example many sovereign people do the best they can independently; elderly people who live in their house and die with no family, folks with the disabilities who live and die in their house with no external support, or folks experiencing fallout from the heartbreaking marriage/ divorce where they just wanna walk away and start new. Life happens!
