I would not put a coax cable on my TV mount location, I would put a cat 5 or better connection. Most people now days are using network cables instead of coax cables

You could also have both and more on the same wall plate so that the buyer could have more options like putting an antenna outside in conjunction with internet, cable, satellite, etc.

I love that beautiful brick wall! I haven't seen that S style of wall outside the UK before. They built them in that shape because they can build them 1 brick thickness instead of 2 bricks thick. The S curve gives it more strength than the double brick. Plus, it looks gorgeous, too! So much nicer than wooden fences, as a rule.

The typical brick fence in Dallas is a 1 brick thick wall, with vertical 3 brick thick posts every 10 to 12 feet. The wall part has metal reinforcing every few courses. In older walls, that reinforcement rusts, and spalls the mortar, exposing the reinforcement and making it rust faster. One gets about 40 years out of the wall before it needs replacing.

I've bought properties that didn't have neutral colored walls. My philosophy is that it's only paint. If I don't like it, I can always paint it. If I like the house, the color isn't going to prevent me from purchasing it. Some areas pool's can increase home value, but you don't recoup all of your money. Some neighborhoods, buyers expect to see a pool if you live in luxurious areas.

Agree with everything this guy said. You also have to be your own GC when flipping these houses unless you get some really reasonably priced handyman type GC. You’ll save 20%-40% by doing so. Like a roof, don’t hire a “roofer”. Go to the supply house and order your own materials and direct hire the install crew. A “roofer” typically makes 50% on a roofer. So that $20k roof really only cost $10k in materials and labor.

The getting emotional attachment part does apply to me. However it forced me to learn tradework like plumbing, framing, concrete, design, painting, electrical etc etc. I can use that skill set later on which eventually saves me money and educates me in the same time. My house was literally a mortgage but with trade school teachings. Contractors charge an exhoborant amount of money on top of low labor/ and material cost.

I appreciate your insight! I made the mistake of “making it my own” by tiling the entire house in South Dakota. I was also very emotionally attached, because it was my father’s. This of course, was before I found your channel or ever thought of selling my house. I can’t say I lost a lot of money in that house because the price almost doubled from 2016-2022 due to inflation, but I did put about $100k in the improvements of the home. Much of that was simply neglected items, such as a 47 yr old furnace, AC, fence, deck, windows, some siding and water heater. The tile was a splurge, that may have been better as wood upstairs, tile down.

I actually prefer fiberglass inserts! Wherever water is involved I want as little seams as possible! Good idea with the fridge cabinet - not everyone can afford a cabinet depth refrigerator.

Certainly there are more opportunities for gaps and leaks; however, good tile membranes will do ya just fine too, just a whole lotta work and love. Fiberglass may be less hassle overall, but solid tile work, grout work and scum maintenance will always make a lovely shower to soak in and will visually outlast the anti-style of inserts.

As a woodworker and electrician by trade, I have spent years in remodeling homes from time to time as well as construction and if someone is able to do things on their own (done in a professional manner) you can save a ton. Kitchens and bathrooms are the most expensive to remodel.

Ahhhhhh, this is a video for flipping houses. I’m doing stuff for my house with the idea of keeping it and enjoying it myself. My recommendation for houses is to keep it pretty close to the rest of the neighborhood. I lived in the country at one point and had a metal roof on a high end house. I’ve lived in a brand new HOA house….keep it looking the same as other houses. (Hated that house because of HOA)

Comment.....I you want your refrigerator to have better chance at lasting longer than a few years, you should never enclose your refrigerator..... Function is way better than looks. There is nothing wrong with seeing the sides of the refrigerator, plus you will have more area to use magnets on the side instead of the front. Allowing the refrigerator to breathe is very important. Enclosing the refrigerator will shorten the life of your refrigerator 10 fold.

Would be better to let the buyer put it in and deal with the headaches. There have been a mess of pool contractors here in Florida that have been taking months or even years to finish putting them in and some have not been finishing them at all and ended up in jail, leaving the homeowners with a mess and out of tens of thousands of dollars!!!

That wall is probably original to the house and the wavy brick walls typically use less material because they don't need buttresses / columns for support that a linear wall would need.

This falls into the “buying a flip” lesson. This is more unusual, but in the Midwest where it’s very sub zero cold, make sure drain from heater is routed correctly underground or through the basement. The idiots who flipped this 1903 house routed the drain under the crawl space that is not insulated or heated. The drain froze and heater would not come on. -6 & -20 windchills. Emergency repair to reroute it inside via the washer drain. UNREAL!

The point like Wayne was saying is to paint it a neutral color and let the buyer change it if they want. It is far easier to paint over a light color as it would only need one coat of the desired color. Painting over a dark color correctly takes 2 coats of primer and then one coat of the desired color. I ran into this problem with my house.

Actually.... in most tornado prone areas, a safe room or bunker is a great selling feature. Unfortunately I can't do one here because the water table is too high (Tampa Bay area) and we've had more tornadoes in recent years as well as they've been getting much stronger.
