I'm not so good at understanding finance. I’ve got 56k in my savings and a mortgage. I’m positive that I can pay off quickly once I get this job I’ve applied for. But, I don’t like this house due to neighbors and the construction. Moving out isn’t an option because homes are $2M in the same neighborhood. I feel stuck. Actually bank is the one who is playing the game. Banks have a margin of 5% (difference between loans provided and cost of diposits). A guaranteed return. If anyone is smart enough then he could borrow money and invest in business or something. Interest rates are brought down in a less demand situation where existing players of industry have trouble, countries run on GDP, and investments play a vital role in GDP. So when there is a less demand no one want to build a new plant, so to boost investment government cut down interest rates. In a worse scenario.

Well, this all sounds pretty good in theory. However, practically it is not feasible for:- 1.) Banks disburse the loan amount directly to the contractor/builder. The borrower never sees the money. 2.) Bank's interest margin comprises of inflation + repo rate + spread. If the banks lend money at lower than the inflation rate then I think they should stop calling themselves as bankers.

These are very valuable rules for anybody who wants to get rich. Unfortunately, most people who will watch this video will not really be able to apply the principles. We may not want to admit, but as Warren Buffett once said, investing is like any other profession-- it requires a certain level of expertise. No surprise that some people are losing a lot of money in the bear market, while others are making hundreds of thousands in profit. I just don't know how they do it. @@devereauxjnr I agree, that's the more reason I prefer my day to day invt decisions being guided by a fin-advisor, seeing that their entire skillset is built around going long and short at the same time both employing risk for its asymmetrical upside and laying off risk as a hedge against the inevitable downward turns, coupled with the exclusive information/analysis they have, it's near impossible to not out-perform, been using a fin-advisor for over 2years+ and I've netted over 2.8million.

This isn’t for individuals or small businesses. It’s for conglomerate businesses and very high income earners. Small businesses and individuals cannot leverage debt the same way. I’ve heard of people, who think that their debt is an investment or extra capital. They never stop going into debt. Some have been in debt for 20+ years because they have aspirations and dreams that are far too beyond their budget. Buying extra properties, buying a house that’s too big for them to run, etc. They spend ALL of their life paying back debt and they never seem to get rid of any debt whatsoever. They owe one person after the next. They rarely have money for anything else. It’s a terrible plan to take on debt after debt. Some people over estimate themselves and aren’t financially savvy.

there is bit of flaw here...bank will not loan to you unless you can absolutely prove your financial capabilities to pay back. rich people can get a bank loan anytime but not the middle or lower tier person.

Makes no fucking sense What I am actually doing is borrowing other people’s money (instead of banks) with a low interest, and use it to expand on a business project or something I know will go up in value on the short term, and make sure my return rates are higher than that of the lender It’s a lot of work but very worth it

Not really. What most people lack is ideas, not money. If you have an idea that'll grow money by 15% per year(or get you that much cash per month), then it makes sense to borrow money at 1% or 5% or 10% or 12% per year. Jay Z and Elon Musk could take out such huge loans because their monthly income is that much higher. JayZ is one of the highest paid people in the industry, I think him and Beyoncé made something like $75 million on a contract a few years ago.

Great video, thanks -- I was surprised hearing Zuck didn't just pay it off in cash. A good portion of my net worth came from buying my houses at a great deal, living in it, and then moving when we had a reason to move (like due to a job, or due to having kids and wanting to be in a better school district). That being said, my real passion is investing in quality dividend companies :)

So having (control) is the key. And because money is created by the act of borrowing, (leverage) will help you acquire things faster. With Financial literacy things you acquire with leverage will make you more money and give you more leverage (Credibility). But leverage Without financial literacy will put you in bad debt.

I appreciate your video! explanation is very clear. However, I disagree with the example you gave @7:30 and here's why: -To get a loan of 990k from the back, you need at least 300k a year or have assets equivalent in value. -Another issue is there is a loan interest rate. If you are a 1st time home buyer you get around 3.25%, 30 years fixed. This interest is a compounding interest so you are not paying the bank back 990k, but 2.6 million....and worse of all is you pay backwards, which means you'll be paying interest on your loan first. So you think you are paying down your loan for the past 10 years, but in actuality you are only paying down the interest you owe and when you refinance your loan, you still owe them 990k plus the interest you still haven't paid yet. -A loan/debt only makes sense if the investment can generate higher cash flow than you are paying back every months and at the same time appreciate in value over time. Only then, it can be viewed as free money. Hence why only real estate or business makes sense because they generate monthly income as well as growing in value over time. In general, I don't really like the concept of debt and taking loans. It just very risky overall.

You don't have to a genius to realize that banks don't lose money if interest rates are under inflation. Banks lend borrowed which means they don't carry the weight of inflation (lender does, in this case people depositing money in the bank) and bank makes money as long as there is a positive spread between bank depositors and borrowers. I know, it's a simplification. Bank equity should be considered as well, but at least it's not wrong like this video.

@@Sam-ue4rv I read that book a few years ago now, im saying you could start on a mortgage payment of $1500pm and rental income of $1500pm, and it is possible for your mortgage payment to jump to say 2000pm while rents in the area go down, so you are forced to lower to 1200pm, If you had the goal of owning 5 rentals outright, it would be faster to pay cash for them all rather than use leverage. - I have run this scenario over 5 30yr periods taking into account the interest rates and annual growths of the time period, always the same result. The thing most people who are all about 'good and bad' debt don't realise is that leverage ONLY works ( how they theorise about it) is if interest remain at 0% and the asset consistently grows in value - these things do occur but it's not on going, therefore it's not sustainable and a short term strategy

Pancho Villa using debt to make money is essentially just as risky as buying stocks on margin. I understand the math behind this concept but what happens with the many other factors not mentioned in this video such as: losing your job and not being able to afford to pay the debt, entering a bear market with debt and a negative ROI? Houses are securities not assets and if you don't get a land patent title then the bank/state/DOJ own ur house when you die especially if you put it in a will not trust fund. Also, lawyers have been known to steal trusts over 200M by hiring fake witnesses claiming the defendent raped them even if they weren't in the same state.

if you take out a mortgage for a house the money goes straight to the seller you cant just take that money and put it into another bank

The concept of leveraging debt was so foreign and seemingly incomprehensible to me at first that I thought it was total bs. It has taken me dozens of hours of watching financial literacy education videos to understand this is how wealthy ppl are made, and the reason everyone isn't doing it is bc its so difficult to understand and execute, especially if you weren't raised around wealth or entrepreneurs.

Debt is really useful as long as you have a plan in place it’s like a loaded gun, treat it with respect and use it very carefully because it can kill you, on the other hand it gives you a huge advantage vs someone with a melee weapon it’s just how I think of it anyway.

the main reason J-Z and other rich guy who took mortgage is that their house(since worth so much) is very illiquid, so the price would have higher volatility if they intend to sell in the future. By taking a mortgage, they let the bank took some of that risk with them

I had to pay a high interest rate on my mortgage at first. Once they saw I could pay it back, it went lower and lower making me more money.

It's probably not because of that in all honesty. It's almost certainly due to central bank rates falling. They wouldn't have leant to you in the first place if you credit wasn't ok.
