Question: On some of your posts the equation is ARV MINUS REPAIRS MULTIPLIED BY DISCOUNT % & on others it's ARV MULTIPLIED BY DISCOUNT % MINUS REPAIRS. On a 500k property with 50k of repairs & a .7% discount there's a 15k spread. In my head I'm subtracting all negatives (rehab, liens, judgements, missed mortgage payments if in foreclosure & tax delinquencies) from the property first to get it's present value. THEN I'm applying the cash buyer discount to get what I'd offer to a cash buyer. From there I apply either a .9% down to a .7% to get my range of offers for the seller. Any clarification would be greatly appreciated! Thanks guys! Go Heat!

I have a house in Grand Rapids, MI and the comps came to $260,000 and it’s listed for $159,000. They already came down $30,000. I offered $130,000. I’ll make my wholesale fee $20,000. I’m waiting to hear back from the agent. Did I do this formula correctly?
