This is so true, @grabthemappodcast! The better your relationship with your cash buyers the more deals they're going to want to buy from you. Always make sure you leave them room for profit on their end understanding that they are taking more risk by doing the rehab. Cheers! 🏠

hey man how can you make sure that the cash buyer will pay your wholesale fee does he transfer the money after you send him the re assignment contract?
@RealEstateSkills9 ай бұрын
Hello, BuzzTheWhoman! Typically, in a wholesale real estate transaction, the cash buyer will pay your wholesale fee at the closing of the deal. This is often outlined in the assignment contract, where both parties agree to the terms, including the assignment fee. Once the assignment contract is signed, the buyer's funds, including your wholesale fee, are usually transferred at the closing, ensuring that you receive your payment as agreed upon. It's essential to have a clear and detailed assignment contract in place to protect your interests and ensure that all parties fulfill their obligations. Cheers! 🏠

I was wondering are any of these ads scams on craiglist or would the main worry be people wasting your time? I see a lot of ads with just a number and all it says is we buy houses fast cash now. It just seems like they would want to put more information or is that standard? Also is there bad times to call? For example if I work from 7am until 4pm and dont get home til 5pm should I not be calling after 5?
@poserfour2 ай бұрын
so to circle back after pacing for 40 minutes practicing the script. I finally made my first call. i fumbled the intro but recovered but when I asked the lady in the on the phone what area she likes to buy in she just said LA and men in the background started yelling 50 G's we need 50's so she didn't sound professional and when I hit her with some hard questions they went awwwww shit in the background but like joking and It sounded like they were playing cod. but then she just hung up so I feel like there are scams but that's exactly why we have these questions.
@poserfour2 ай бұрын
okay what I'm really realizing now is wholesalers go on craigslist and make ads saying we buy homes so most of the ads aren't investors they're wholesalers
@RealEstateSkills2 ай бұрын
Hi there! Great questions! Let’s break it down: Craigslist Ads - Scam or Time-Wasters? While it's possible to come across scams or low-quality leads on Craigslist, most of the "We Buy Houses Fast Cash" ads are likely from legitimate investors or wholesalers trying to keep their message short and direct. They may not provide a lot of detail upfront because they want interested sellers to call them directly. That said, it’s common for ads to include just a phone number and a brief message. However, always approach these listings cautiously. It’s not uncommon for these ads to lead to conversations that don’t go anywhere, so the main issue you’ll encounter will likely be time-wasters rather than scams. Tip: When you call, ask qualifying questions to gauge their legitimacy, like how many deals they’ve closed or what their buying criteria are. This helps weed out those who aren’t serious. Best Time to Call Cash Buyers It's perfectly fine to call after 5 p.m.! Most cash buyers and real estate investors are used to flexible schedules. You might want to avoid calling too late at night (after 7-8 p.m.) unless you’ve already built a rapport. If you’re worried about bothering them, you can always send a quick text message first and ask when a good time to talk would be. If you’re trying to connect after business hours, keep in mind many investors are entrepreneurs and may work evenings as well. Try reaching out by phone around 5-6 p.m. or send an email or text to schedule a call. Hope this helps! Cheers!

TO anyone out here I'm barely starting fresh in never done one deal. What would've been your very first step? (if it helps i live in Arizona)
@RealEstateSkills2 ай бұрын
Hi Sullivan! Great question, and welcome to the world of real estate! If I were starting fresh, the first step would be educating yourself on the basics of wholesaling. Since you’re in Arizona, a great place to begin is by finding cash buyers in your area, understanding their buying criteria, and networking with them. This way, you'll already have people interested in the deals you find. Next, focus on learning how to find motivated sellers and how to run comparables (comps) to assess property values. Also, getting access to the MLS can help you find on-market deals that can be wholesaled. Best of luck, and let us know how it goes! 🏡

@RealEstateSkills28 күн бұрын
Hi LeeRoy! You got a great deal! Here’s how to find a cash buyer fast: Tap Your Cash Buyers List: Reach out to anyone on your existing list first with the details of your deal. Post Online: Use Craigslist and Facebook Marketplace with a headline like: “$4k Property - $50k Value - Investor Special!” Network Locally: Attend real estate meetups or REIA meetings and share the deal with investors. Skip Trace Buyers: Use tools like PropStream or TruePeopleSearch to find local investors and cold call them. Bandit Signs: Place signs near the property that say: “Investment Property - $5k OBO. Cash Only.” Google Search: Look up “We Buy Houses [Your City]” and reach out to active buyers. Keep it simple and hustle! This deal should attract a lot of interest.

@RealEstateSkills2 ай бұрын
Hi Rahiem! I hear you! It can be frustrating if the cash buyers in your area aren’t delivering what you expect. However, it might just be that you're not tapping into the right network yet. There are plenty of strong buyers in every market, and sometimes it's about adjusting your approach. Here are a few tips: Expand Your Reach: Use strategies like Craigslist or the Google Ninja Trick to find new cash buyers online. These tools can help you find active buyers who might not be in your immediate circle. Leverage Strategic Networking: Attend local real estate meetups or investor meetings to build relationships with serious buyers. Bandit Signs: Try putting up simple “We Buy Houses” signs in high-traffic areas to attract cash buyers. Skip Tracing: Use tools like PropStream or BatchSkipTracing to find and directly contact cash buyers in your area. Cleveland has potential, so keep pushing-you'll find solid buyers soon! Hope this helps!💙
