I tried this method years ago and it worked before but now this year cuz of the market. 1) ppl shift from buying to renting 2) the nearby apts are more expensive.

Yeah sorry.... did not work. Landlord increased my rent 15% wouldnt budge. Landlord is trying to price tenants out of apartment..... so he can rent them out as airbnbs

I’m in NY. The broker fee is usually one months rent. Even as a landlord, I find that fee ridiculous and have tried advertising my rental unit directly to prospective tenants to avoid putting that burden on them, but usually busy professionals (my target market) aren’t opposed to paying for that convenience.

correct. in usa... if a landlord cannot legally evict you... they can raise the rent... to let's say 5000$ when you were paying 600$. they can legally do that to get you to leave.

That probably won't help. The reason rent is high right now is because of the reasons Vivian listed. There's a shortage. Right now, supply and demand controls the pricing. We don't like that prices are high, but it reflects the reality of the shortage. If there is an artificial cap, that won't relieve the shortage. But it WILL cut into profits for landlords. That will lead some to delay maintenance to make up the difference. Others may be stricter on late payments and quicker to evict a mostly good tenant because they don't have the margin to eat a loss for the sake of being compassionate. Some mom and pop landlords may sell to big companies, which are known to do both of the former. And finally, it may drive some landlords to get out of the business, which could further reduce supply as they do something else with the property. Even if they sell to a would-be homeowner to live in, the supply of RENTALS has still decreased. Plus, if there is good money to be made in rentals, that encourages building new stuff, which will increase the supply and benefit everyone.

Can you negotiate lower rent if there are amenities advertised but are not available? Where I live advertises having a pool, but it has never been functional since I have been here and that was before this past pandemic. Of course rent has gone up since then and still no pool.
