OMG this is sooo tragic! It's exactly what I went through as well (except mine was being abused). I lost my 6-bedroom home of 13 years. When you leave an abusive relationship, everything gets taken away from you, the victim. I had no idea we were that far behind. It all happened so fast too. My kids & my animals & I walked our own ways because my car had broken down as well, engine seized. Do you know what it's like to be suddenly on the street with your cat (named after your mom who passed on); in a shopping cart with deep snow everywhere and my canning jars and clothes in another cart. I was being beat, strangled, you name it! My kids no longer had a home. My mom died. So much happened & so fast. I was not the person this would happen to (I thought). I am in a tiny 1-bedroom apt now that just sold out to greedy investors. My job (as a federal contract supervisor) shut down after 8 years. I have a new job but no running vehicle and no bus route in this town. I even went back to school and graduated at 42 years old (I am now 52). I try so freaking hard to not give up, but I can't take it anymore, it's hard when you think you've risen above it all, yet it happens again. This is too much. I try so freaking hard!! & here we go again... I would give EVERYTHING I POSSIBLY COULD to get Immedient help learning real estate investing as a career and to find someone with a big heart who truly cares to sell me an affordable home. I would move in a heartbeat if that were to happen & if I had a running vehicle too. Is there anyone that I can I reach out to that truly cares? Vent over. I'm sorry. My panic and anxiety is through the roof. I have had hospitalizations because of the stress over this. I try so hard to hold it all in by myself and to try to hold it all together. But how can you when there are no Immedient and affordable options specifically for me? I just don't know what to do anymore.

The Gov is paying landlords -[with contracts] to house people who need housing desperately. I am leaning on God to help me to learn from this Blessed man, Kris and his channel, to take over a property from someone about to lose their property and is ready to walk away- who HAS SOMEWHERE TO GO, crucial. There are plenty out there. I love the concept of keeping the financing in place, everyone wins. This society will take your education payments, but frown on giving jobs to people over 40. If we could work as a business solving the Gov problem of housing the homeless, guaranteed checks...it would be a stable proposition...group homes...Gov contracts. She has lived in it for years and has almost no equity on her mortgage? Sounds like she hasn’t been living in the house for a while if there were squatters in it. Squatters don’t occupy a house that someone lives in. I don’t get it. Did she kick out the squatters? The house has 2,000 sq. ft. You’ll get $200k if it’s in decent condition. I don’t know the area in Virginia, but you have to look at similar houses to find out what the average price per square foot is.

ysr, we don't think about, well I at least, didn't think about my morals when I was trying to get out of poverty as much as I do now. These people really need help so we must treat them w/ upmost respect and empathy. We get most of our lead from the internet. It's a little more costly but it works for us. How about you? Here is a question Coach K every market is different but is 20k a good start cash wise moving forward with subject-to? I know that amount would not be needed to aquire the property through those means. But if you had to give a figure of cash needed in bank what would that amount be?

Yes, i think $20K is a reasonable amount of cash reserves to close a sub to, you have money to give the seller, money for some arrears and then some for closing. Now, you may need some $$ for repairs as well so this is not to say $20k will get it done, but you can usually do repairs over time OR pass some on to an end tenant buyer. Go make it happen.

My question is, with it being 50k behind, needed a complete rehab of 60k plus, and 140k on the original mortgage, how can you turn a profit?

She said the Property was possibly around $250,000ish. You can take over the $140,000 mortgage subject to, make up the back payments or try for a loan modification for the arrears, renovation costs and some cash to the seller. That will leave you all in with the loan mod of $65,000. That leaves $40,000 in equity minus disposition cost for yourself when you sell it or wholesale it to a fix and flipper who will pay for everything plus your fee for bringing him the deal.

@@davidthompson780 I agree it'll work if the owner qualifies for a mortgage modification, but that's a big if. They'll have to show proof of income and make 3 months of trial payments. After which they'll probably decide to stay in the property as the payments are now lower. Without the mod the repairs, arrears, and principal will add up to just purchasing an on market property in that area. Very slim chance this is a deal.

Ok, there's many perspectives when it come to real estate acquisitions. Let's keep in mind whenever u can get into a house without using ur credit is a good day. SO, we could just buy it subject to and lease option to another investor without touching it. Or, fix it up a little and hold it. Until we know how many years left on the loan, we can't really make a decision, but we only put money out after we have the numbers. And I want to keep an many houses like this as possible. Good point here

Kris, just for the future if you get to this position again, I help people in this situation. Get them to find out not the attorney but the trustee. Fire the trustee with an affidavit, and sent a copy to the alleged lender, and get a family member to act as your new trustee.
