I have never done these type of deals...I have tried but I have done about 17 surplus recovery deals since 2019. I am just trying to make a more consistant income from my hard work.

Hi, If short pay, (or sell interest to another short pay investor) or short sale does not work, 2 days before sales date, Get a cease and desist, chapter 13, after opening case, never meet with Attorney Trustee, separate from court, direct questions to clerk of court only, never deal with Attorney Trustee, by letter for extension until it is exhausted, you may repeat, there is a one-time within 2 years of each filing, under cease and desist orders, protected by federal district court same day, with case number stamped, ask for receipt to *keep*, 4 installment payment plan form, have up to 120 days to pay in full, page 2 leave blank except name and chapter number 13 (you may put down as low as $5, but suggestion from a clerk, start with$70; total $310, it may be waived because of covid-19; chapter 7 fees are waive, but not suggesting to ever use 7; qualified written request may be done too. Make copy to have it date and time stamped, in self-mailer back to you, or at building drop box, stamp your copy too. Fax to loan service's foreclosure, bankruptcy department, call to verify, who received it, plus who you spoke to, get their representative's name and identification number, keep an activity phone log day date, letters, faxes, time, of everything, because they will lie, and or find their, Bankruptcy and foreclosure department to get fax to send case number, with financial account number, cease desist case number, to stop foreclosure, Headquarters, Chief Financial Officer, omsbudsman. That's the point of our negotiating. These peeps have lost some dignity even being in this situation, so we must be careful not to offend by making them feel less than. It can be a hard mind shift to understand this because so many of us are motivated by money. Most of these sellers are past that.... Hey, thnx so much for being a winning channel member...

I found this website which lists several houses in preforclosure in the Hamptons, New York . The website says to contact the agent. Offering help when you're not really there to buy feels misleading and dishonest. You're preying on their emotions. You're there to evaluate the property and see if their willing to sell it. You should always be direct and clear with your intentions while being respectful. You can't offer help as bait only to them lure them into selling you their home. You are undermining the homeowner's intelligence.

Well, it’s just what I see from doing this since 2004 as I had it as well and do get it from time to time. I haven’t purchased anything yet this year as I’m tweaking my marketing so we all get it. But I have to remind myself it’s all about the number of houses u look at. U can almost predict a deal by the number of leads u look at.
