Great video, thank you very much. When it comes to the second coat I presume you reapply masking tape where it was before? would it not be a bit tricky trying to line it up exactly where it was before though?

Once it's "edged" with first coat, you prob don't need a second coat of edging, just a second coat for the main body of the skirting board. You could get fairly close just with your hand and without the masking. Unless of course the skirting is a different colour, then yes you would likely need to mask it again and edge for a second time.

Great advice. The wife got me doing the entire house and I dread doing the skirting boards. Mainly because it appears I leave the tape on too long and hence remove the paint from the walls when I remove the tape. I will go forth and be miserable for a few weeks decorating

Hi, Thanks for watching, you only need to sand the skirting boards if they need sanding. If they are smooth to the touch when you run your hand over them and look smooth then you won’t need to sand them down. I hope this helps

I was wondering how exactly one gets a neat cut line on the top of skirt boards that have been caulked? Even if you used a tool like a fugi say to get a neat uniform line of caulk/sealant how does one get a straight line if you can’t do cutting in and have to use masking tape?

Paint the skirting first let it dry. Frog tape yellow along top of skirting paint the walls remove tape after 2 coats sorted.

Hi, Thanks for watching and for dropping a comment. I would advise washing down with hot soapy water before sanding or depending on what type or dirt/grime is present it could clog your sander/paper. A quick wipe down to remove grime then a sand followed by a dust and hoover should do the job. Good luck with your project.

Hey mate. Even though i peel off my masking tape right away and slowly too it still peels my wall paint off here and there. Gives am excellent finish but how do i avoid the paint peel? Thanks!

Hi, Thanks for watching and for dropping a comment. If the chips and scratches are deep then you’ll want to sand them out before glossing. If after you have sanded you can see bare wood you’ll want to undercoat/prime and then gloss. I hope this helps.

You should paint the skirting boards and architraves first, then walls, because you will damage the wall paint by ripping off the masking tape.

yes, and to get a good line on your wall, you can run a line of paint on top of the skirting (the same colour you are going to paint them), then put down tape and cut in. This will stop any seepage from the wall paint.

Good luck taking the tape off wall, can pull the paint off wall In all the all years I’ve been painting I very rarely use tape unless for floors/carpets because no matter what they say it pulls the paint off and you get a sealed joint with paint, taking off before paint dries just messy and doing it properly is 2 top coats Way to do it is cut it in just takes a bit of practice and thin the paint slightly so it flows smoothly

Hi Dan, I know in previous videos you discussed being close to train stations when deciding on an location - a great property has popped up but it is slightly further away from the train station (1.3miles) - is this still ok?

Hi Thomas, The closer to a train station a property is the more desirable it will be to working tenants, however, I have properties that are also closer to a main road or large employer. In this case the station isn’t too far away so as long as the property ticks all of the other important fundamental boxes then it could still work as a strong BTL. Use 2 inch tape along the carpet slightly folded up onto the skirting board and with a spatula push it under the skirting board. Don’t put tape on fresh paint, if you are splattering off your wall paint onto your skirting boards your nap is too thick and too wet. Do your skirting boards first, then cut in against them, then paint the wall. And seriously, don’t scrape along with a brush that’s way too small for the job. 2.5-5 inch brush (depending on size of skirting board) will give a cleaner finish and be much easier and faster.

I agree. My dad told me 40-years ago, it's easier to wipe emulsion off gloss paint with a damp cloth than it is to wipe gloss paint off an emulsion'd wall. If you prep and undercoat the woodwork properly, you will only need one top coat. In 40-years of decorating, I have never put on two gloss coats. If it's an oil-based paint, put a splash of white spirit in it. You won't see the brush strokes.

Hi, you want to get it off as soon as you have painted. If the paint dries it’s likely to come off with the tape and the longer you leave it the more time it has to adhere to the painted wall which will cause issues when you try and peel it off. Ideally it needs to come off whilst the paint is still wet.

Why not just use a decent sash brush for cutting in the top, I prefer 2" tape on the carpet its easier to get a roller on the front of the skirting.

Masking tape is going to rip your wall paint off. You need low tack painters tape. Also your masking tape is about 5mm above the skirting!

What if the op has prepped the surface, filled and sealed where required and it still peels? Unless you go back to bare plaster you have no idea if the walls were misted properly and the base coat has bonded properly.

Exactly! I have been trying to decorate my living room for weeks now. I stripped the walls back as much as I could, used poly filler, stain stop and peel stop, then several coats of water based paint, as advised by the paint desk at B&Q. The paint keeps cracking and peeling off, and when I tried to remove the masking tape (same stuff as in the clip) it ripped the paint of the wall, and also bled. I honestly don't know how these guys do it.

Be careful using masking tape as it's edge is not even. Paint can bleed under the edge. Fine line tape will give you a sharp crisp line.

In the uk they're called skirting boards, it's just that simple. I've watched videos clearly made in the US where they called them base boards, but i didn't freak out and start saying they didn't know what they were talking about; I just thought "they must call them something different over there". You're not doing the American insular stereotype any favours. People from other places are sometimes different 😊
