I just had a buyers agent bring his client to view my home for a second time under a guise that they want to put in offer but want to see it one more time. As I looked closer at the preapproval letter, the agent was also the loan officer who issued the preapproval letter. The buyers informed my neighbor that they are thinking about selling their home and are interested in buying mine. But buying mine is contingent on their home (which they are only “thinking about” selling) selling. I looked up their home on the property appraiser site and come to find out they don’t even own the home. It’s owned by the parents of the buyer. Why in the world are they beating down my door for a second showing if they aren’t even ready to purchase

Loida, you are simply the best. Years ago I entered the real estate market and found that I was not prepared to deal with this one part, prequalifying buyers and helping seller with correct market related pricing and that resulted in me quitting the business for a 9 to 5. As someone who only sells new construction homes, I am finding as the market has slowed some that it's back to "lookie lous" who are just wasting people's time. As someone on the seller's side, it's frustrating to get agents calling not knowing what their buyers can afford to buy, and asking me "just show me everything you have". No, sorry, when I have properties that vary significantly in price, why would I provide information regarding a home plan your buyer can't afford? To me, it just sets the buyer taste palette higher than they can afford, and makes it LESS likely they will buy anything. Seems like common sense buying 101. I don't go to a Lamborghini dealership to look at cars, when all I can afford is a Toyota. Unfortunately, I have had this happen multiple times lately where people are just randomly shopping for homes not even knowing if they can afford them and buyer agents don't seem to be bothered by it. When I ask them if their buyer is pre-approved or knows the budget they are working with, they blow it off like its no big deal. Not only are they wasting two different agents time, they also are wasting the builder's time who stops what they are doing to show them lots, walk them through homes, etc. Buyer agents should be more conscious of this, they may be fine with wasting their time on unqualified buyers, but they shouldn't be asking sellers, builders, and other people involved in real estate to do the same.

Great clip! quick question, does a realtor have a tool to search to find out his/her client purchase a house with another realtor? or does a realtor have access to sales transactiones?

We don’t, you would have to ask the client directly if they had previously signed anything with an agent.

Hi Davion, if you are a buyer, yes when you get approved with a lender, they will give you a letter that has the max price you’re qualified for and a few other details. Every lender you go through to get prequalified and approved will give you their own letter with the company letterhead etc.

You need to find out whether buyers are ready, willing and able to buy your product. Ask questions to see if they actually need what you are selling and if they have the funds to buy it.
