Maybe I got dropped on my head is a baby, but I still don't get the benefit of a refi for an investor. You're exchanging a smaller loan for a large alone, and a smaller mortgage payment for a larger mortgage payment. Doesn't that go against the ideas of cash flow?

A rate and term refinance doesn’t make your mortgage payment larger unless you want to pull money out or pay it faster. What you can decide to do is add time to your mortgage to lessen the monthly payment so you could have higher cash flow

Also as an investor your initial loan could be a private money loan with a high interest so you then need to refinance into a lower int rate loan with longer terms

unless your investing or owned your home since 1985 with a 25% int rate, aint nobody refinancing their home in 2023
