David, I can't express enough how much I appreciate you sticking to your philosophy and not chasing cult-like popularity. We have way too many gurus out there shouting about how to get rich quick in real estate, using the least amount of effort, with just a few magic tricks they own - which sounds very attractive and tempting to people. It is like a cult. People buy in easily, cus who doesn't want a bag of tricks and quick money! Just enjoy staying in the mainstream man (I know you would). You're saving many lives and changing many families in a good way. You may hear this often, but I bet you can't hear all the thank you that people whisper. Just often time, it's harder to send sincere words to truly thank a person than spit out a bunch of words to praise a cult leader.

Hey David glad I found bigger pockets. my wife and I don’t have a lot of ppl in our circle that are interested in real estate. The more I listen to the shows I realize we scaled up kinda quick and not the traditional way so we are new to traditional real estate purchases and leaning towards short term rentals. “Any advise?” is a real general question but its been hard to find information that I think would help us to the next level. We’re trying to take advantage of our existing properties but not really sure where to start? Thanks, hope to hear from you.

I disagree on not waiting to buy for markets that are still going up. "What goes up must come down" was a phrase used during this episode. So why wouldn't this apply to the markets that are still trending up? If rates continue to go up and stay high throughout next year(and I believe they will), Then those markets should also see a correction eventually

Hey David thanks for all of the knowledge! Quick question: I'm 27 years old with 3 kids & a fiancé. I'm the owner/operator of a lawn and landscape company. Business has really started to pick up past couple of seasons. I've been wanting to get into real estate for a couple of years now so I've studying, listening to you guys, and getting my ducks in a row. I own a primary home with some equity. I'm stuck between focusing on real estate and building my portfolio for passive income right now, and then later when cashflow is better I can focus on hiring more help and building my business. Or do you thinking I should focus on building my business right now and buy real estate later? Thanks for any insight, I love listening to your show and episodes like this!

I'm not waiting to buy, I just look really hard on a daily basis through Zillow, I'm trying to build a portfolio and as the "bearded one" said several years ago " if it produces at least one dollar in positive cash flow at the end of the year, you're still positive"

Great point! Agree with you, David. Buying cautiously and with the right mindset is the key to finding a good deal, and also knowing that the property you're buying is within your budget. Cause people saying they're waiting for the market to crash would be waiting a long, long time. Great conversation, gentlemen!

finally under contract on number three. most of what I've learned from youtube about real estate investing is not to put the properties in your own name and to use an LLC. However, my lender says the fixed rate loans that you get from the secondary market requires the property to be in your personal name. How would I reconcile that?

Sure the prices went down some but the cost of that lower loan amount with interest rates over the last six months is a more likely reason people would choose not to act now.

When is biggerpockets going to make an app for the website? Maybe Im just weird but I would probably be on the platform more if I could just have it on my phone while i’m pumping gas at a gas station or waiting at the dr’s office or something like that, rather than having to sit down at my computer. Ive done this with my phone browser but it can be difficult to navigate. I think an app would be really nice to have

I am trying to get cash out/refi, I have 100% equity and 700 fico score, offers at 9-12%, interest payment, 3pts + $10k to $20k cost for a loan I need for 90days, $30k, is all I need for 3 -- 6 mos. All 4 offers are similar.
